The space

First Floor

Step into a bright, open-concept living space designed for relaxing and spending time together. The living room opens directly to your private pool and outdoor lounge area, creating an easy indoor-outdoor flow throughout the day.

This level features a spacious dining area, 75” Smart TV, A/C, ceiling fan, and a fully equipped modern kitchen with breakfast bar. A half bathroom, outdoor laundry area, and covered parking for one compact car are also located on this floor. Bikes included to ride to the beach and 7th street.

Second Floor

The second floor features three spacious king bedrooms, each designed for privacy and comfort.

Guest access

Guests have exclusive access to the entire three-level villa, including both private pools, all 3 king bedrooms and bathrooms, the fully equipped kitchen, living and dining areas, private rooftop with grill, outdoor laundry area and covered parking for a compact car.

The entire villa is exclusively for you and your group. There are no shared spaces with other guests.

Pool Maintenance

Both pools are professionally serviced once a week, usually between 9 AM and 12 PM.

Good to Know

Like all of the Riviera Maya, this is a tropical setting: insect repellent is recommended, and tap water is filtered but not drinkable (we provide purified water upon arrival). Internet and electricity may occasionally be interrupted by local providers. Sargassum may be present during certain seasons; refunds cannot be offered for it, but we're happy to suggest nearby cenotes and beaches. Our concierge is available throughout your stay.

House Rules

1. No parties or events.

2. No unregistered guests.

3. Smoking is not allowed.

4. No pets.

5. Quiet hours from 10:00 p.m. to 9:00 a.m.

6. No glassware in the pool areas.

7. Removing any items belonging to the house from the property is not allowed.

8. Keep doors closed while the A/C is on, and turn it off when leaving the villa. Help us keep the A/C units running smoothly by using them with care.

9. Report any damages immediately.

Occasionally, we may make last-minute adjustments due to damages caused by previous guests. Some details may differ from listing photos, but we maintain high-quality standards to ensure you have an exceptional experience. Please reach out with any questions before your arrival.
