Cosy, Rustic 17th Century Countryside Barn.

Charming rustic 17th century Barn conversion. Tastefully restored with every attention to detail. An abundance of character & exposed beams throughout.

Fully fitted kitchen and attractive bathroom with roll top bath and rain shower. Underfloor heating, Wifi, surround sound, Bluetooth speaker, Smart TV with Sky and towels all included.

6 miles from Gatwick airport and the Express into London takes only 30 minutes yet, the property is set in open countryside, surrounded by fields.

The Nearest Grocery store is conveniently located 5 minutes away in the village of Smallfield.

Situated on an Equestrian property.

The entrance to the cottage leads directly from the attractive car port, up two steps into the open plan kitchen with breakfast bar that comes fully equipped with induction hob, oven, microwave, fridge/freezer, dishwasher, blender, kettle and toaster.
Just off the kitchen is the cloak room, with washer/dryer and WC.

The open plan kitchen leads onto the cosy living room with soft furnishing featuring a Country Highland theme throughout. Comfy sofas, drop leaf dining table and chairs for 4, Wifi, surround sound, Bluetooth speaker and Smart TV with Blu-ray etc. Underfloor heating on the ground floor.

The split level oak staircase leads to the bedrooms on the first floor - The Master bedroom to the left is a beautiful, light and airy room with comfy double bed, pillows and duvet with plenty of storage, hanging rail and full length mirror.

The bathroom, located next to the master bedroom features a rain shower, wash basin, WC, heated towel rail and luxurious roll top bath - perfect for taking a relaxing soak. Welcome toiletries are also provided.

The right staircase leads up to the second cosy bedroom featuring a double bed, bedside tables storage unit and clothes hanging space.

A complimentary selection of teas and coffee greet you upon arrival.

Outdoor seating area with table, chairs and charcoal BBQ available during the warmer weather. (please bring your own charcoal)
There are also two bikes available for cottage guests.

Hot Tub available for your use, located 50 yards away on the home owners terrace. Rental is an additional £40 per day, unlimited time which can be paid onsite. Please check beforehand that the Hot Tub is not under maintenance.

There is some aircraft noise as we are 6 miles from Gatwick airport.

Beautiful cottage very well equipped and ideal location ..unfortunately on flight path to Gatwick airport so constant airplanes noise and also a problem of no hot water to shower ..hosts were trying to sort but enjoyed our stay

This was a wonderful cottage on a working farm. We loved it. It was clean and very well appointed. We stayed for 7 days and it was a excellent stay. Sally the homeowner was great and very friendly and was always ready to help if needed. We really enjoyed the local farm animals and the beautiful location of the cottage. Would definitely recommend.

The way they have turned this old barn into a living space is amazing!

The owners took an old barn which is probably over 200 years old, left the old beams exposed, and it is beautiful. The building has all of the modern comforts of home.

Home away from home

We had a wonderful stay! Such a relaxing property with beautiful countryside views, very comfortable beds, and a kitchen in which we were able to cook our breakfasts and wonderful dinners! We loved the ability to sit at the kitchen counter and chat with our chef Dad while he cooked our meals. Chef dad loved the induction stovetop and the well equipped kitchen. Everything he needed to cook up the meals was available and handy. We loved being able to wash our clothes in a large front loading washer and it was a dryer too which dried our jeans! (We hung the rest to dry)We loved that Sally encouraged us to explore the farm property and meet and pet the horses annd even waled the pony! We loved playing fetch with and cuddling the lovely dogs. They were so sweet and so well behaved! Thank you Sally for the use of Old Barn Cottage. It was a perfect way to end our two-week England vacation!

Very Enjoyable and Comfortable Stay

We had the complete joy of staying at Cosy, Rustic 17th Century Countryside Barn for 4 days and nights and only wish we could have stayed longer. Everything was delightful. Clean, well equipped, comfortable interior decor and most welcoming. Sally was an amazing help and was extra attentive to our overall comfort. We will definitely return. Schönes Haus....leider mit starker Beeinträchtigung

Das Haus war nett, die Einrichtung und Ausstattung, so wie beschrieben, ansprechend. In der Anzeige stand jedoch auch, dass die Buchung auch das Frühstück beinhalten würde...das war leider nicht so. Dadurch erhöhten sich die Kosten für unseren Urlaub.Unsere Nachfrage beim Gastgeber ergab, dass sie diesen Service seit Jahren nicht mehr anbieten würden. Nach unserem Gespräch wurde dieses Detail auch aus der Annonce entfernt. Des weiteren wird in der Beschreibung erwähnt, dass mit "etwas Fluglärm" zu rechnen sei. Leider mussten wir feststellen, dass das doch sehr untertrieben ist. Das Haus liegt in der Einflugschneise vom Flughafen Gatwick, so dass ca. alle 10 bis 15 Minuten ein Flugzeug direkt und in geringer Höhe über das Haus fliegt...und das rund um die Uhr. Gespräche oder TV/Radio hören, waren in diesen Momenten nur sehr schwer möglich, vom erholsamen Schlaf ganz zu schweigen.

This property is beautiful! The dogs and horses are sweet and the atmosphere is so peaceful. I recommend having a car as it is pretty remote and perfect for a relaxing getaway!

So lovely!

We loved our stay very much! Our Kids (11 and 13) enjoyed the walks with Hovis, the Shetty. London is easy to reach by train for day trips. Nice talks with Sally and Malcolm, they are very welcoming.

Perfect little retreat with all the right touches

This place was great. The bed and pillows were cozy. Had all the right kitchen tools needed. Great history about the place and town. Had everything we needed. Even dropped off fans without asking. The barn was remodeled so cute. Airplanes are quite noisy flying over but I found earplugs left for us. Would definitely recommend

Great location & cottage!

The cottage is very nice, comfortable, welcoming and well-equipped. Location is excellent and very close to loads of beautiful areas. Booking process, check-in, etc very easy. The hosts are very friendly. Looking forward to stay there again :)

Lovely property, Sally and Malcolm were very welcoming but also gave us our space and were happy for us to wander round the property and say hello to the horses. Bikes were good for a nice bike ride and found a lovely pub only 40 min walk away! Hot tub was brilliant too

Lovely Country Barn

We thoroughly enjoyed our week at this property. The renovated barn is lovely with lots of natural light and underfloor heating. The kitchen is well equipped, and we had everything we needed for our stay. Sally was a welcoming host.

Paradise Found

My daughter and I suffered a terrible loss. We have however held it all together and decided that on the first anniversary we would go away. We were disappointed that we couldn't go abroad because of the current travel situation but I can safely say, I couldn't have picked a more PERFECT spot.

Brilliant stay

The owners were kind and very helpful, while the cottage itself was very well kept and just as beautiful as advertised. There are plenty of nearby walks we enjoyed, and due to the location we had almost no car noise at all. Overall, we had a perfect stay and I would definitely recommend.
