"Beautiful room with lots of space as was the shower room. Both really clean and tidy. All the usual amenities, tea and coffee facilities. Also tins of water were given to us on arrival.There was a large widescreen tv on the wall. The room was overlooking the seafront and it being a lovely day it was great to stand out on the balcony to watch the world go by."

"Stayed the 1 night had the Sunday Roast which was very good , good portions too except for a baby scoop of Ice Cream with the dessert! . Buffet breakfast was extremely good . Room was big and amazing bathroom ."

"Great choice of breakfast. Buffet style hot breakfast and cold meats cheeses. Good selection with clear labels helpful for people with allergies. Bathroom shower nice and large easy to use shower especially for older people. Staff young and welcoming and helpful nothing too much trouble Enjoyed stay and only 5 mins from Brighton train station"

"As i turned up at the property i was put off instantly as it looked run down, there was no one at the reception i called the hotel no a few times but it just rang and then cut off. The room was basic it had a kettle no cups or anything to make a drink with not even a sink to get anw water. The mattress was thin as you turned over in bed the springs cruched as you turn. The shared bathroom was so small a large person (not being disrespectful to anyone) would find it hard to use the toilet, the bath/shower was also small in width when you stand in it you touched the wall and shower curtain, the bracket which holds the shower was brocken so you have to hold it with one hand and try to wash yourself. There was brocken tiles under the sink which was of putting. "

"We had a "luxury double room". This was reasonably big with a very nice ensuite bathroom. The over bath shower was particularly good with a powerful stream and hot water. In terms of downsides, the room was in the basement of the hotel so no view out of a window other than into a small quadrangle in the middle of the building. A quirk was that there was a door out of the bathroom into the quadrangle with a small table and 2 chairs so if anyone wanted they could sit there, although I'm not sure that anyone would want to. The soundproofing wasn't great so noises of people walking around above came through quite easily. Fortunately other guests weren't noisy so not too much of a problem. Also because of how the plumbing outflows worked we could hear the water coming from room above, like toilets flushing and shower outflows etc. We had a complementary breakfast one morning which was good with a nice choice of items and the option to ask for fresh poached or fried eggs. Free wifi easy to access. The location is good, in Kemp Town with Brighton City centre and seafront easily walkable within 10-25 minutes depending on intended destination. We walked from the hotel to the train station an about 20 minutes. OK to stay as long as you can put up with some noise from other guest rooms."

"lovely, hotel and excellent team, well placed in the Lanes. very pleasant place to stay. i stayed in a superior room facing on the access and was at times noisy, late night revellers, bin-glass collection at 5.30am - so not the best of sleep. i mentioned it politely, to be informed :-s that they try to accommodate long term guests in rooms tucked at the back of the hotel - if you stay here make sure to request a non-street, quiet room."
