"The property is in need of a refurb as it is looking tired in places. Staff were helpful and polite. Outside seating was insuficient on this sunny weekend. Cooked breakfast was good but the continental (cheese & ham etc) was woefully poor. In the light of recent events the security was bad, entry to the rooms via lift and stairs was not controlled in any way so anyone could walk in off the street and have access. Location, location, location is the big plus for this hotel all in all a very enjoyable stay."

"Really nice place to stay great free breakfast with automatic pancake maker nice bar which is reasonably priced staff are very friendly and helpful great late check out at 1200 for free right next to the station only fault 1 of the 2 lifts is awaiting repair (part on order) Really good value 100 yards from the train station and bus station Hull has lots to offer will visit again.. I will visit again "

"No staff about when you needed them. Heating not working. Wasnt fixed when asked. Restaurant has been shut about 4 years, no food on site. Fire alarm went off at 4.45am and no staff on site. Fire brigade had to break in to reset alarm. Makes Fawlty Towers look like a 5 star! Dont be fooled by the pictures! Cheap and definitely not cheerful. Literally unable to contact anyone for a refund. "

"Host was very welcoming and property was cosy with everything you needed. There were a couple of things that needed fixing - the kitchen tap was very loose and the door lock needs attention other than that a very enjoyable stay."

"Our stay was great! The host was easy to communicate with. The property was very clean and well maintained. It is in a quiet neighborhood that is also just a short walk to stores and restaurants. We would definitely choose Saks Villa again when staying in town."
