Fabulous Oceanfront Property with Pool, Chef, and Private Beach Access
Tres Palmeras is a fabulous oceanfront property situated on the Caribbean Sea between Tankah & Solomon bay. The home is located just 7 miles north of the main city of Tulum. Close to all the action while also being just far enough away for a very quiet relaxing stay. The stretch of coral beach the property is located on is part of a protected turtle nesting ground. Located in the gated community of Tankah Tres, this beachfront home is the perfect place to kick back & relax. This home has four large en suite bedrooms, covered verandas, a large roof-top patio, ample space to lounge, and a stunning outdoor space with a beautiful pool, beach palapa with hammocks, private beach access & spectacular ocean views in every direction. The décor is calm, inviting and colorful. There are caretakers that live in the casita above the garage and will be there to provide daily housekeeping, pool maintenance and are available for cooking daily meals. It is the perfect vacation spot!
Tres Palmeras is an ecologically friendly home located on a protected sea turtle nesting beach.
You have the unique opportunity while visiting our area to witness loggerhead and green sea turtles nesting and hatching from May through September. The rest of the year affords opportunities for some of the best bird watching, scuba diving, snorkeling, sailing, fishing and a host of other water sports.
The ruins on the Yucatan are a big attraction. Nearby, Tulum is one of the most scenic archeological sites in all of Mexico. Coba is only a 40 minute drive away, but well worth the visit. There are a number under fresh water centoes to explore in Quintana Roo. There is a beautiful one up the street called Casa Cenote that you can scuba dive, paddle board and kayak in.

The Staff was great and very accommodating. They helped us with getting car services, the food was great and the overall stay was amazing. Percent choice for my wife’s Birthday celebration.
Clean and comfortable property! Gloria prepared such great food and was an absolute delight to interact with!
The beds and sheets were comfortable (cotton sheets, not the typical microfiber found in many rental properties).

My family and I loved every minute of our stay. It is so beautiful and peaceful. Gloria and her son were very nice people, very helpful, and wonderful cooks! We saw the sea turtles come up on the beach and lay eggs as well. We will definitely be going back! Benjamin was very helpful as well.
Super relaxing stay with incredible sunrise and sunset views. You can’t be more front beach than this house! Literally, porch/pool/beach! Spacious house with plenty of room for folks to spread out, solid WiFi, and good beds. We highly recommend having Wilberto and Gloria handle the cooking, very good Mexican cuisine and they are both so nice. We did handle our own breakfast because our group had very different wake up times, but based of everything else I am sure that it would have been awesome as well.

Pros - Lovely home inside with more than enough room for our party of 7, view exactly as shown, very quiet, the home was immaculate
Cons - lost power almost daily, taxis were quite expensive, beach was not walkable due to being rocky and uneven, patio and pool in need of repair
This property was absolutely beautiful. Stunning views of the ocean and steps away from the beach. We had hired the chef to cook us dinner and breakfast. The meals were absolutely delicious. Gloria, Will, and their son were absolutely wonderful. It comfortably slept 10 people. The kids enjoyed the pool and hammocks. The only downfall is the road that leads into the property. It is a very bumpy ride.
Our stay at Tres Palmeras for one week after Christmas was very pleasant. We were greeted by the caretakers, who were very friendly and offered us refreshments. They did an excellent job cooking, cleaning up, and taking care of the place. The location was fairly convenient, but a car would be advisable if you needed to make trips for snacks and refreshments. One disappointment is that the online description states that there is a hot tub, but there is not one.
The house was spacious and comfortable, and it had everything we needed. It is right on the beach - it’s not a swimmable beach but the sound of the ocean was very relaxing, and we hung out a lot in the gorgeous pool/patio area. The caretakers, Wilbert and Gloria, made us breakfast and dinner a few times and it was always delicious! They were so helpful, keeping the space tidy and offering recommendations if we asked. The property is at the end of an unpaved road with a lot of potholes, so it’s about a 10- to 15-minute drive to the main highway. We called for a taxi any time we needed to leave the house (restaurants/groceries, activities, etc.); for reference it was about 150 USD including tip for a round trip drive to Tulum. We were splitting between 9 people though, so not too bad. We would definitely stay again and consider renting a car.

The property was wonderful with an unparalleled view that was exactly what we needed! We had more than enough space for the 5 of us and the house staff were great! The food was delicious and they were accommodating to requests including grocery shopping beyond the menus. Upon arrival we did find that the host had not passed along our requested menu for dinner the first night and food on the first day. Additionally we were told that there was a grocery store 10 min away we could go to when it’s actually about 30 minutes and closer to town. The house staff was fantastic and able to shop for us but more upfront communication would have better set us up when we arrived.
This place is fantastic, and we would definitely come back! Here are a few pro tips for anyone planning to visit:1. Rent a car: It’s essential for getting around.2. Bring water shoes: The beach and water are quite rocky.3. Eat before indulging – Four margaritas on an empty stomach is a rookie mistake!The house was perfect for our group of two families (5 kids and 4 adults). Wilbert and Gloria were amazing hosts, and their cooking was so good we’ve added their chicken burrito to our weekly meal rotation. For additional food preparation and groceries for four days, we spent about 1,000 for our group. We tipped them afterward for their excellent service. Benjamin was also very responsive throughout our stay, making the whole experience even better.Three Cons to Consider:1. The beach and water are rocky – hence, water shoes are a must.2.The location is peaceful and relaxing, but if you’re looking for action and shopping, you’ll need a car.3. The 2-mile drive off Highway 307 to the property is rough, so consider renting a car with full coverage and brush up on driving a stick shift if necessary.Suggestion for Benjamin: To improve the experience and generate extra revenue, consider implementing a Beach and Road Clean Fee. The homeowners’ association could rent an excavator and dump truck to collect dirt and rocks from the beach and use them to fill the road’s potholes. It would significantly enhance the overall accessibility and appeal of the property.
Once you arrive down a dirt road full of topos, you will find yourself at a magical oceanside villa. The property is well taken care of, and also well used. There were no real issues, but if you are looking for a resort level experience, this might not be your cup of tea.We were fortunate enough to se some sea turtles hatching! It was amazing.The on site managers were exceptional. Gloria and Will are the kindest people, and so accommodating.
Everything about Tres Palmeras is wonderful. The property is gorgeous. The beach and the pool are so inviting. The rooftop views are perfect for pictures. We paid a little extra for the live-in staff to cook traditional Mexican breakfast for us each morning and it was some of the best food we ate the entire trip. There’s even a cenoté just a short walk down the road where you can do a snorkeling tour for a few pesos. I will absolutely book this property again next time I’m in the area.
Won’t be able to stop dreaming about this place. Located on a private quiet beachfront close to Tulum this home is a welcoming place for gathering friends and family. Driving in from CUN airport is easy, signage is clear and there is a security stand at the entrance of the neighborhood street making everything feel very safe. There are several very nice boutique hotels and a beautiful cenote on the street. We immediately felt at home upon arrival.
The living room/dining area is spacious, kitchen is spotless with everything we needed. There is a large grocery store 15min away. We hired the staff to cook for us a few meals and the food was incredible!! They truly went above and beyond on execution and presentation. Bedrooms are large and comfortable with nice bathrooms. There is a nice rooftop patio great for watching the sunset or perhaps some morning yoga, very spacious with expansive 360 views. Do yourself a favor and wake up for sunrise - I’ve never had my breath taken away like the mornings we had watching the sun rise over the ocean. Pool is beautiful and relaxing, plenty of space for everyone to hang out. Although the beach is naturally a little bit rocky, put on the provided water shoes and go out in the ocean, the water temperature is perfect and the view of the house brings so much joy.

The house was absolutely stunning and extremely well kept. My party had the privilege of tasting deliciously made meals from the villa staff who were absolute gems throughout our stay. From serving mouth watering meals, homemade ceviche/salsa and strong beautifully presented Margaritas, we were in Tulum heaven.
The beach was quite rocky so swimming was not much of an option but the infinity pool, hammocks and outdoor area were all we needed to enjoy some fun in the sun. Transportation too and from the villa was provided by Pam's recommendation and could not have been more seamless. They were beyond accommodating with taking a detour for us to enjoy lunch on the beach before checking in when the villa was ready.
Aside from a communication mishap that Pam so generously resolved and addressed very quickly post stay, I cannot recommend this villa more to anyone interested in visiting Tulum.

This day was absolutely awesome. The only thing I would have to say that was unexpected is the beach behind the house is under swimmable. It’s very rocky. The whole area is rocky. You need to drive to a beach close by to swim. Gloria was amazing. Her husband was too.
Our group (3 adults and 3 kids ages 3, 5, and 10) had the pleasure of spending an entire month at Tres Palmeras. Tres Palmeras is beautiful! The house is spacious and comfortable, and was perfect for our group. We had everything we needed. The house felt private and safe, and there was plenty of space to relax and enjoy the pool. Gloria and Will (in addition to being delightful people) are meticulous in their care of the house, and were ready and available for anything we needed. We cooked most of meals at the house, and Will & Gloria gave excellent recommendations for where to buy the best produce and seafood. As others have mentioned, the beach is rocky and not for swimming, but lovely for walking and a welcome escape from Tulum. The house is within walking distance of several hotels that have decent food. My only word of caution is the WiFi is not 100% reliable. If you are coming to work remotely and absolutely rely on internet, be aware that the WiFi comes through an antenna and so the service can be anything from lightening-fast to no internet for more than a day at a time. Nearby hotels have fiberoptic internet, so we could walk down and use the internet if it was out at the house. If you don't rely on constant internet service - enjoy your freedom! The house is well stocked with games and a huge DVD collection, and the kitchen is full of gadgets and appliances. We brought an Apple TV so that we could watch movies, and that worked without a hitch. The lot next door is under construction, but you can check-in with Pam about where they are with their work. Pam is a great host and very responsive. Enjoy!
The most beautiful property with a secure neighborhood and great privacy. Will be staying here again if I go back to Tulum. Had the time of my life. Will and Gloria were amazing. Gave great recommendations for travel and able to cook anything you wanted.
This home has it all. Spacious, clean, amazing care takers (Will and Gloria) who cooked some of the most delicious food we had while in Mexico. Pam the owner was very helpful and helped to organize a van to get to the property and a car to arrive at the house for our use during our stay. The home overlooks the ocean and though the water was rough, we were able to swim in the pool and hang in the hammocks. We would definitely recommend this home.
Everything was exactly as stated online. The owner is excellent in communication and gave us so much helpful information. I would highly recommend using airport shuttle to the property. Excellent company that owner recommended and went very smooth. We loved our stay. The care takers, Will and Gloria, cooked us dinner a couple nights and it was fabulous. Definitely get a massage on the beach - Will can arrange everything for you and the sound of the ocean while getting a relaxing massage is paradise! Beautiful house with everything we needed. Tres Palmeras is in a secluded area, on the beach. Every part of the posting is accurate. The caretakers, Wil and Gloria, were unbelievably helpful. Daily cleaning, lots of information. Pam was very helpful before the trip. On her advice, had a van pick us up and drop us off at Cancun airport. She then gave us the name of a very reliable car rental company, which dropped off and picked up the car at Tres Palmeras. The pool was fantastic. Difficult to swim from our beach, but a great beach is easily walkable, as is Casa Cenote.
We just spent 9 days at Tres Palmeras and loved it so much! The house itself is great, very spacious and spotless clean. AC in every room works great, plenty of hot water, great linens & towels. Wilbur, Gloria and their son Gaspar took great care of us, and they are such lovely people. They keep the house spotless and do the dishes, etc each day. We had them prepare lunch and dinner for us each day (highly recommend doing that!) and they made us a wonderful variety of delicious food. It’s a very quiet area and super relaxing, swaying in a hammock listening to the ocean. We had plans to explore the area, but were so content that we never left the house. Looking forward to returning!
