The Space:

Experience the breathtaking panoramic views of Port Phillip Bay from the expansive open-plan indoor/outdoor entertaining areas, or unwind in the heated spa perched along the cliffside—perfect for relaxing as the sun goes down.

• Gas heated spa—ideal for warming up while taking in the view

• Solar heated swimming pool (mineral water & mosaic tiled) (please note solar heating is less effective during winter months)

• If desired, pool gas heating is available for an additional $250 per day, ensuring a warm and comfortable swim in all seasons. The pool heats up to 30 degrees with gas heating—note this is not spa temperature and should not be expected to feel like a spa. Please note the pool is otherwise solar-heated and may be less effective during colder or overcast winter days.

Pool heating requests and payments need to be made no later than 48 hours prior to your arrival date, otherwise we unfortunately will not be able to offer this service during your stay.

All bookings are subject to approval pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory. Failure to complete the guest verification process within 24 hours of booking will result in automatic cancellation.



House Rules (Important, please read)



To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:



1. Every group must sign a booking agreement provided by Lively Properties.

2. The maximum amount of guests allowed on the property strictly at any time during the day or night is 14. There is an additional $85 per-night p/p applicable for bookings with 12 or more guests

3. According to local laws, all outdoor areas, including decks, balconies, spas, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.

4. No parties or unapproved gatherings are allowed at any time.

5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.

6. Strictly no "schoolies", hens or bucks bookings. Please adhere to this policy.

7. No bookings from groups under the age of 28.

8. Smoking is prohibited both inside and outside the property.

Additional Notes :

The pool is solar heated, which means it will warm up naturally based on the sunlight and heat absorbed through the roof panels. There aren’t any additional settings required to operate the heating, but please note that the pool temperature depends on the weather. On hot days, the pool will be warmer, while on cooler or cloudy days, it may feel a bit cooler.
