The Space:
Kick off your boots and stay awhile! This spacious 3-bedroom, 2-bath house is filled with rustic charm and thoughtful amenities — perfect for families, groups, and Texas Tech visitors.

The master bedroom features a luxurious king-size bed and a private en-suite bathroom. The second bedroom offers a cozy queen bed, while the third bedroom has a comfy twin bed — great for kids or solo travelers. A second full bathroom with a tub/shower combo is conveniently located off the hallway.

The large living room invites you to kick back and relax with plenty of comfortable seating, a large TV, and a selection of classic board games for a fun night in. Gather around the oversized dining table for meals, games, or planning your next adventure. The fully stocked kitchen has everything you need to whip up anything from a quick breakfast to a full feast. * Please note that the recliners on the couch are non-functional. *

Step outside to the backyard, where you'll find a patio with plenty of seating and a gas grill — perfect for enjoying those beautiful West Texas evenings.

The garage is available for standard sized vehicles only. You are also welcome to park in the driveway or along the street.

We look forward to hosting you at Covered J Ranch! We do require an electronic rental agreement to book this property. If you have any questions don't hesitate to reach out. For the safety and security of our guests and our home, there are cameras overlooking the front and back entry doors and a doorbell camera that record with motion. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents.

Early Check-In & Late Check-Out (Subject to Availability)
Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.

This property is NOT pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy due to the owner's severe allergies and a fee of $250 will be automatically applied if you are caught in violation of this.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short stay. Long-term stays will need to replenish latter items at their own expense. Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:
All areas of the house are available to guests with the exception of the locked cleaning closet and garage.

The Neighborhood:
This home is located in Northwest Lubbock. It is within 7-9 minutes from Texas Tech Campus and is only a few minutes' drive to West Loop 289.

Getting Around:
Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services.

Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay, and the new owner chooses not to honor future reservations, we reserve the right to cancel your booking. In such cases, you will receive a full refund of any payments made, but we will not be held responsible for securing alternate accommodations or covering any associated costs.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

By confirming your reservation, you acknowledge and accept these terms.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
