The Space:
There is well equipped kitchen and separate utility room with shower, a comfortable lounge and separate dining room equipped for dining 10. Outside is a private courtyard for relaxing. On the first floor are 2 good sized bedrooms and a family bathroom. On the second floor is the family bedroom with a double bed, an ensuite shower room and 2 single sofa seats.
Guest Access:
Guests have the whole house to themselves and don't share any spaces with others. The hosts are available by phone or text any time, but won't disturb your stay.
The Neighborhood:
Newport is a lovely residential area a short walk from the centre of Barnstaple, but with its own shop, pub and restaurants. The street itself has unrestricted on street parking and there is almost always a space not far from the front door of the house and two car parks within a few minutes' walk.
Getting Around:
Barnstaple town centre is an easy walk from the property, plus buses run from Newport frequently. There is also an electric scooter hire scheme for those more adventurous! Barnstaple is well placed to access by car the whole of gorgeous north Devon with some of the country's best beaches and Exmoor National Park a short drive away.

- Condition and Use: Property is "as is"; Rental Agent not liable for amenity failures but will attempt to fix issues. Use amenities at own risk.
- Guest Responsibilities: Use property for residential purposes only, keep it clean, avoid loud noise, and do not disturb neighbours.
- Default: If terms are violated, no refund and legal costs may be incurred.
- Assignment/Sublease: No subleasing or assigning the property.
- Risk and Indemnification: Guest's personal property is at their own risk; Rental Agent not liable for theft or damage. Guest indemnifies Rental Agent against claims.
- Release: Guest waives claims against Rental Agent for injuries or death on the property.
- Entry and Inspection: Rental Agent can enter property with notice for inspections or emergencies.
- Unavailability: If property is unavailable, Rental Agent will try to find a replacement or refund payments.
- Must be 18+ to book.
- Booking can be refused.
- Check-in after 5pm, check-out by 10am.
- Exceeding occupancy limits may result in extra charges or eviction.
- Payment must be timely; otherwise, booking may be cancelled.
- Card details required for damages.
- Property must be left in good condition; additional cleaning charges may apply.
- No smoking or pets allowed.
- Cancellation policy: No fee if cancelled 14 days before arrival; full charge if later.
- Lost keys will incur locksmith charges.
Interaction with Guests:
Guests check themselves in and are left in peace to enjoy the property. The hosts are only a call or message away if needed.
