The property was centrally located and had two separate bedrooms which worked out perfectly. The air conditioning was not working well. It never really cooled off enough. The hallway AC needed repair.
Nice room / apartment, spacious, comfortable and clean. Very suitable for -3 people. In the city center, close to San Marco square. Staff was friendly and helpful. Would stay there again
5min walk to St Marks square with lots of bars and restaurants outside. The apartment was very modern and updated with a balcony with table and chairs on.
The room was excellent, there was no staff as everything was virtual, we didn’t receive our code by the check in time and had to go looking for an office to get it, was a little disappointing as it was raining and we wanted to get out of the rain with our luggage, otherwise the stay was great and I would stay again, the location was very convenient
Excellent location on the same street as a fantastic bakery/coffee shop. The apartment was beautifully presented, modern and very clean. The beds were super comfortable.
We greatly enjoyed our stay. The kingsize bed was the most comfortable on our 60 day European trip. The staff was quick to communicate and help us with water taxi information, securing us a private taxi upon arrival, as well as helping us with shower head/faucet directions. The 2 room unit we had was great for spreading out and we loved that the site was just steps away from a main square where 4 to 5 delicious restaurants, bakeries, gelato places and shops were located. You could not be the location! Another positve was that the airconditioner worked very well in each room, they gave each person a big towel, small towel and a hand towel -- this was a real positive--and slippers were given. Also the location was very near to where you needed to catch the water taxi's both private and public. We will stay here again!
Because I was traveling to Venice from Padua, I would have liked the door code sooner. When I arrived it was difficult to locate the main office of the hotel. I lost an hour looking all around, I received help from Francesco who opened the ground floor and let me stow my suitcase. He led me to to office where I checked in. So off I went to explore the neighborhood. I would stay here again, now that I know where things are.
Stayed as a couple and the location was perfect . On the doorstep of a small piazza with a greay vibe, restaurants, a bar, gelato and shopping. 4 min walk from the water bus. The property is like the top floor of an apartment. Need to walk up the stairs to get there as i assume most properties in venice are like that if they are listed buildings. Small shower but the room was very comfortable, lots of light in the apartment.
Room was clean. Location was great. Close to St Mark Basilica and main attraction. The only thing with this place iis, it does not have elevator. So if you have big luggages it is hard going up the stairs. Also, noise in the streets can be heard in the room even if windows are close.
Stayed 2 nights in Dec 2025

Incredible location! The instructions to access the unit were perfect but there isn't any hotel staff at this location (so just good to know in advance about this). The rooms were fabulous - very large and we even had a bathtub! A gentleman at the sister property helped us with questions and also ordered us a water taxi. I took his card but lost it (very sorry - wanted to commend him - he was a huge help).
The property is in an excellent location, just behind the piazza and easily accessible from the boat bus. It’s nestled in one of those charming Italian narrow alleyways, surrounded by bars, restaurants, and plenty of places to explore.
When we checked in, we were pleasantly surprised to find an extra room in addition to what we had booked - perhaps it was intended for a family. Either way, it was a lovely surprise!
We stayed on the first floor and, while we used earplugs to sleep, it’s worth noting that the area can get a bit lively in the evenings and early mornings. That’s to be expected when you’re right in the heart of Venice.
One major issue for us was the shower. While there is a shower head installed, we couldn’t get any water to come through it, there were no buttons or instructions, so we had to resort to taking baths instead, which wasn’t ideal.
We also had a small incident: we left the property without the phone that had our booking details and door code. When we called the agency for help, the person we reached was not very helpful, didn’t speak much English, and eventually hung up on us. Luckily, we ran into the cleaning lady who kindly let us back in - she was an absolute lifesaver!
With a few small improvements, particularly regarding communication and the shower setup, I would definitely recommend this place for a weekend getaway in Venice.
Simple place for an overnight stay. The bed and pillows were great (more on firm side, which we like). You cannot beat the location within walkable distance of everything and by main water taxi station.
The room and staff were great. No elevator to the floor we had so large baggage had to be carried. We asked for lowest floor accommodation and they did provide thankfully . I would definitely stay there again. Walk to everything. call and ask the hotel staff for which water bus to get off we did not and that was a big mistake leaving it up to google .
Line 2 public water bus/ boat from train station to this property. 30 minutes /10 dollar boat ride plus 2 minutes walk.much easier than I thought. Great location for Venice attractions, clean , comfortable , and easy boat back to train station . Would stay this place if Venice again in the future.
