Cramped and hot

Decent price and location but the bedroom is very cramped and at least 10 degrees warmer that the rest of the unit. The cooling system is on the opposite side from the bedroom and doesn’t cool it off. Decor is dated and unappealing. Pool is small and a little run down. There was lots of construction around which is a little loud. We left a night early due to the bedroom situation.Overall unit is in a good location close to shopping and the beach.

This seems to be a well managed condo in the heart of San Jose tourist district. The smaller size and the location on the beach make this an ideal vacation location

Great Location

Excellent location for a relaxing Cabo experience! Close to great restaurants and excellent grocery store. The condo was well equipped and very comfortable. We would definitely stay there again.

Relaxing and quiet time away

We loved our stay. All amenities included that we could have needed. Beach chairs and cooler were a perfect perk. Love being so close to a grocery store and cute restaurants. The community at the condo is such a nice group of people. We will be back!

Great location, amenities and views!

Great location in a quiet condo community of mostly retirees. Pool, tennis court and beach access was amazing. Condo is very well stocked with all necessities, towels, spices, etc. Only 10 min drive to cute San Jose downtown (Jardin Secreto restaurant is amazing!) La Costa grocery store is walking distance, has everything you need and more. Starbucks etc in that complex. Only complaints were an old mattress and couch, hopefully they get replaced soon (I would check before booking again). Cleaner showed up at 10am, though check out is 11am. She didn't rush us at all, but we felt pressured to get out. Overall, will come again when in the area!

A GREAT PLACE TO ENJOY YOUR VACATION!!!

This is our 5th time here at VIVA! Our condo is extremely comfortable. TV WIWFI clean and spacious condo! Who could ask for anything more! We will be back next year for 2 months!!!!! Rick and Jackie

Best Location on the Beach with a great swimming pool

From the initial check in process to our final check out, Marion and her property manager were very accommodating. The kitchen was fully equipped and well supplied with staples that are a necessity. The sofa is a bit tired and uncomfortable however we loved our stay.

RELAX!!!!

Quiet, friendly complex with everything you need on the beach. Close to shopping, restaurants and local buses. Unit was extremely clean and had everything needed for entertainment, WIFI and cooking

San Jose del Cabo--Viva Condos

Third time staying at Viva Condos, and the second time in this unit. Everything went smoothly. Great communication with the owner via email prior to the trip. The condo is right on the beach and close to a large store with everything you will need. Many good restaurants nearby you can easily walk to. Often walked up to the main street above the condos and took the local bus to the main town plaza and other restaurants. If you miss a bus, another one will be pulling up very soon. At the time the bus was about $1.00 U.S. per person to just about anywhere in town you wanted to go. The weather was terrific--about 72 to 82 degrees each day. Nice pool, poolside seating, and tennis court onsite. Small patio to sit and relax. The grounds are very well maintained. We had a great time and hope to return again. PK

Great stay beachside in San Jose Del Cabo

Just returned from 2 weeks at Pete's place (Dec 22 - Jan 5, 2019). Had a fabulous time! Great condo complex. Pictures are completely accurate. Other residents very friendly and welcoming. About half are Canadians escaping the snow and rain. Always poolside loungers available, even at peak time of Christmas/New Years. Convenient location. Less than 5 minute walk to 2 large supermarkets. Walking distance to many restaurants and 45 minute safe and easy walk to Centro (downtown). Or take the local bus there for 13 pesos. Also convenient for taking the highway bus to Cabo San Lucas. About 40 minutes direct. But that's the party place. San Jose Del Cabo is relaxing with a long beach for walking anytime, just outside your door. About 5 km long. Never busy. Never felt unsafe. Some people swam in the ocean, safely, but we didn't. The condo pool is great! Condo has everything if you want to cook. Many applicance are brand new. My wife cooked 2 red snappers from La Comer (supermarket). About 100 pesos each. Good sized. Very tasty. There is a shared laundry room for the complex. TV was Shaw cable! Same channel changer as at home. Easy to use. We were 2 people. The bed size was fine. Noticed that the sofa was also a pull-out bed but didn't try it. Condo size was great for 2 adults. Good sized shower. Plenty of towels, beach chairs, even sun block in case you forgot yours! And kitchen supplies, a wall safe (always appreciated) and a keyless entry (push button secret code) so no keys to keep track of. Pete was easy to deal with and checked in with us regularly before departure and once we got there. His recommended taxi service (carlos) was a good choice. Large, new white Mercedes van. A driver was waiting at the pick up area for us, holding our name on a white sheet of paper. You pay for the round trip up front. And another driver was there punctually for our return trip to the airport. Both drivers spoke english well. No confusion. Very welcoming. Took a free, 2 hour walking tour of the downtown (centro) on thursday evenings with Kris, a local who was very knowledgable and told interesting historical stories of the area vis-a-vis the Spanish galleons, pirates, traders, Mexican/American war etc as it affected the Cabo area. We tipped him for his time, but it wasn't required. Thursday evenings are also the Art Walk in the same area. Lots of activity with musicians etc. Would definitely stay again!

Nice property in a very good location.

Enjoyed the stay with the exception of our arrival when the property manager was not aware we were booked. April and Steve our next door neighbors took care of getting the hurricane shutters up and helping turn on the breakers for lights and contacting the property manager. The property was well equipped with spices, utensils and everything needed to fix meals. At the pool area there is a gas and charcoal grill that is convenient for grilling. La Comer a couple blocks away is a nice grocery store where you can purchase everything you may need for your stay including liquor. The beach was uncrowded and always a nice breeze, the pool area was very nice with palapas and plenty of umbrella's and beach chairs. Invited to Happy Hour by the residents every evening at 6:30 which was very enjoyable. The beach chairs and umbrella supplied by the owner was also a nice touch.

Great time at Viva Condos

Spent 15 days at owner Pete's condo first two weeks of Jan. 2018. We had a terrific time. I had very good email contact with the owner answering my questions while arranging our trip. I used a service for round trip airport transfer that Pete had suggested. Smooth transaction. You will have a parking space on the grounds should you have a vehicle. Condo has everything you need, is clean and nicely decorated, nice little patio with table and chairs right outside with an ocean view. If it's something you personally need or want, there is a huge store (La Comer) within an easy short walk where you can buy just about anything. No need to pay for a taxi to the historic district. Take the Urbano buses (they look like yellow school buses) that run seemingly all the time. Our cost was a bit less than $1.00 U.S. per person each way. Catch them up on the main drag above the condo. Just wave them down and they will stop. Just tell the driver where you want to go. Great restaurants all over town in various price ranges, and several very close to the condo complex (even 4 or 5 at the La Comer complex). Other complex residents were actual visiting owners, first time visitors, or repeat renters and are very friendly and helpful. Temp. was a sunny 75 to 80 degrees every day. The pool was great and the ocean right out front was beautiful. Charcoal and gas BBQ, and restrooms at the pool area for your use. Security guard wanders the property all night. BTW, on this trip, (and a past trip) I walked all over town. I never felt unsafe or personally saw any trouble. Just use common sense like you should be doing anywhere. I also always saw lots of patrolling municipal and federal police. One day we took a nice easy bus trip down and back to Cabo San Lucas. I recall it was about $2.50 U.S. each way per person. Catch the Cabo buses across the highway at the front side of La Comer. My wife is a cancer leg amputee, so this ground floor unit worked out perfectly for her. She got around everywhere at the complex and around town with my help at times and her crutches and/or wheelchair. This was our second trip to Viva Condos (the first time in a different unit). We didn't want our vacation to end either time. We hope to return. Thanks Pete. PK

Perfect Little Place

The Viva Condos is located perfectly for a wonderful time in San Jose del Cabo. This particular unit is well kept, clean and easily accessed. There's a parking stall too, if required. All amenities are within walking distance, including grocery stores, restaurants, corner stores, and most of all, the beach. The beach is wide and expansive, not crowded, so you'll have plenty of space to soak up the sun and the sights -a truly relaxing experience. If you feel like it, there are horses too for a little riding. A little further, a longer walk or short taxi ride is el centro San Jose. There is the old Spanish built church and town square. There are many restaurants and artesan shops as well. Overall, you can't go wrong here if you're looking for relaxing trip away. We had a wonderful time.

Location and condo both excellent

Perfect condo for our needs...clean, well stocked, ground level, beautiful ocean side location. We are seniors+.. :) from Colorado and decided to not rent a car since our stay would be short and a test of the area. Using the Urbano bus was easy....just hailed and paid $1 USD each every time we boarded..rustic ride but taxis are also parked about..shopping and several restaurants very close by...we each took our own shopping bags and shopped daily. Our Mexican neighbors could not have been more gracious and always helpful even though we speak very little Spanish. We'll be back.....gratias!

Excellant Viva Condo

We have stayed at Viva several times, but this was the first time in this unit. While we love the Viva Condos for not only the location on the beach, the well maintained grounds, the Mega & other shops/restaurant within easy walking distance, but also the owners & the regular renters. There is a reason the renters come back year after year, but you will have to discover that for yourself. Peters unit is one of the best we stayed in. It was well stocked w/o feeling like there was a lot of stuff. The furniture & beds were comfortable. We like that there was beach chairs available for our use.
