Simple, clean accommodation for reasonable money. There was some recent drainage work done between the parking lot and the sidewalks, indicating to me that they care for the property. The bathtub and surround tile was dated, but very clean and the rest of the bathroom had updated fixtures. The Roku equipped TV was smallish but adequate and had multiple streaming options available for free. The mattress was of good quality and comfortable and the pillows and sheets were high quality.
This place was a fantastic respite from the heat during Mariposa. After camping for the last several years (and a couple more spent in cars) I decided to splurge on a room and I was not disappointed. Obviously you're not staying at a 5-star resort but the amenities are perfect for someone who needs the room for pit stops between adventures. The shower was great, the bed was comfy, and the fridge/microwave let us cook our own meals in the evenings if we wanted to! Overall I would absolutely stay here again and I was not disappointed with my experience.

A quick stay
Booking, check-in and checkout was great. Super easy. Affordable stay really easy to find from highway. Not the most clean accommodations but I also wasn't expecting a palace at this price point!
Enjoyed my stay. Clean room. Quiet. Was just the construction/closed roads around the property that was a bit confusing since I’m not from the area. Other all great experience. Would return to kings inn.

I stayed at The King's Inn in Orillia for a night while passing through, and overall, it was a decent stay for the price. I wasn’t expecting a luxury experience, but it was convenient and met my needs. The room was generally clean—blankets were fresh, though one had cigarette burns. The bathroom was clean, and while the carpets were old, they were well-maintained. The walls are quite thin, so noise could be an issue for light sleepers. The beds were on the firmer side—comfortable enough for my 8-year-old, though a bit too firm for my preference (but better than being clumpy!).
If you're looking for an affordable, no-frills place for a short stay, The King's Inn is a solid option.
It's a basic motel, but I was happy with the hot water in the shower and decent wall-mounted AC. The room doesn't have an overhead light, so it's a bit dim, but with the lamps on, it's ok. Overall, it was pretty clean though the bathroom looked like the floor wasn't swept thoroughly. The wifi worked with no issues and the TV, microwave, and fridge also were fine. It's about a 20 minute walk downtown, which is nice in the summer.
Overall, a good, cheap option for a one-night stay in Orillia.
I booked for one night but decided to see if my room was available the following night. It was. The owners were very friendly. So much so that when checking out my car wouldn’t start. I left my lights on. I asked if he knew a towing company to boost my car battery and he said not to worry. He brought out a portable booster and saved me around $60. Now that’s customer service.
Room 114 was very clean, newly redone washroom. Comfy beds. It was a little chilly, not sure if temperature control works. The outside is dated but had no issues with room.
