The Elm House in is located right next to a busy/noisy traffic circle, so it was noisy most of the night.
And - although the breakfast is a lovely addition, if you have a room in the main house where the breakfast is served, it is SUPER loud in the morning. We could hear the staff setting up and all of the people dining, because it was right outside our door.
If you want to actually sleep during your stay here, I would recommend a room in the adjacent house (which is part of their property also, but away from the traffic circle a bit and not near the breakfast noise).
