Basement toilet leak, water on floor and the base of the wall was molded. Pool table and shuffle board was in really poor condition. Parking for this cabin was horrible, super steep incline. Hot tub was leaking really bad. For the money, worst cabin that i have stayed in.

BEAUTFUL COMMUNITY LOVE THE BLACK BEAR COMMUNITY.

Being a Vrbo customer, then staying at a property ran by Timber Tops was very disappointing. Our cabin sprung a BIG Leak on our first night. We called Timber Top and they never called or came out. We cleaned up the mess and it stormed again Thursday evening. We had water all over the kitchen again. I kept all my kitchen items in the dini ng room. Vrbo customers should never rent from Timber Top. Our cabin was sold 9 days before our vacation, with Vrbo and I didnt realize I had picked a cabin outside vrbo, from the list provided. We've been going to Pigeon Forge and Gatlinburg for 43 years. The cabins from VRBO Premier Host I highly recommend. So much more fun than a hotel. This was just a stressful situation, not relaxing with water leaks. Timber Tops did not care about us or the owners cabin. I'll be in Gatlinburg again in Oct or Nov. I'll be dealing with VRBO. VRBO, PLEASE WHEN YOU GIVE WHATS AVAILABLE GIVE ONLY VRBO OR HIGHLIGHT IN RED ...NOT VRBO. I"m a senior citizen and never realized until it was to late.

Awful

I will never rent from the Timber tops and amazing views again. Every time I had a question about anything, they were very rude. The driveway was awful. The hot tub smelled. We found a pair of random swim trunks. Obviously, it wasn’t cleaned very well. There are better options available.

Needs improvement

The cabin was big enough for our family The were broken blinds, rails on steps were very dirty. I wiped them and my cloth was black. Need new cleaning crew Windows were dirty Just needs some TLC and would be great A beautiful place just a shame to let it run down

Cabin

The cabin was really nice and well taken care of just would of been nice to know about the 90 degree incline/decline of the drive way. Was a little sketch to leave and return to cabin. But overall very nice place

I have to say, I was a little worried what I would find when I checked in after reading some of the reviews but I was pleasantly surprised. The entire cabin was very clean and well taken care of. The entire family loved it. My ONLY complaint would be the shower pressure in the upstairs bathroom. Very little pressure (this is in the room with the king bed and bunk beds). Yes, the driveway is steep. The driveway leads to three cabins with separate parking at each. This cabin has two spots. Out minivan fit easily in the flat spot. Our Jeep Cherokee fit in the other spot, anything much bigger than that would not fit. Overall we were really really happy with the cabin and are already looking to book it again.

No Wifi

The cabin was as pictured, but smaller. It would have been nice to have one more couch in each of the common areas. Movie night was cramped with three couples . When we arrived the WiFi password that was given didn’t work. They were unable to provide the correct password for the entire weekend. This was a great inconvenience for one of the guest in our cabin. She needed to conduct some business and was unable to. She had to leave the cabin to get WiFi. Not cool.

Overall Satisfactory

This cabin is in a neighborhood of cabins. The pictures and description lead you to believe that it is somewhat secluded, but it is back to back to back with other cabins. The driveway is extremely steep. They should not just recommend a 4-wheel drive, they should mandate a 4-wheel drive. The parking is incredibly tight. For a cabin to have the sleeping capacity for 12 people, they should accommodate at LEAST 3 vehicles. I don’t know how 12 people and their luggage could ever stay at this property because there wouldn’t be enough room in just two vehicles to get them there. Our party had 6 adults and 3 children and it was enough room for us outside of the parking situation. The cabin was also fairly clean. Cobwebs covered most of the ceilings and the ceiling fans and don’t look under the couch or beds, but the linen was clean and the house was organized well. The basement was really cold even with the heat on and fireplace running. Overall we enjoyed our time and the kids had fun. I believe it was overpriced for what it is, but so is everything else in Gatlinburg.

Hot tub broken, dated

1. Hot tub was broken. We called and was told someone would come out first thing in the morning, but no one ever came to look at it. 2. Furniture dated and scratched / stained 3. Fireplace on timer and would only run for max of 30 minutes and while timing, the timer ticked loudly the entire time like a toaster oven … very annoying 4. Vrbo record says you can get a full refund up until a certain time period… this was blatantly false…I booked months in advance and as soon as I booked, I was told no refunds for any reason both by the company and vrbo even though I was outside the time period advertised for a refund. 5. Vrbo is misleading, rental is through a property management company 6. Need four wheel drive to get out of driveway when wet 7. Spiderwebs and dirt all over fans and dining room fixture 8. Great number of rooms 9. Game room was fun, but pool table filthy and in need of repair. 10. Decent location to town 11. Not as private as I would like, but not bad. 12. Beautiful views from deck 13. Mattresses old and poor quality: very firm and shaky. 14. Property was quiet and easy to find.

GRAND GETAWAY

The property was a perfect location. There were no pool balls for the pool table but I did email and they were delivered Saturday afternoon. The cabin itself could use a deep cleaning. The light above the dining room table is full of cobwebs. The fan/light in living room is covered with dust. The downstairs bedroom had a used sippy cup under bed with molded milk in it plus a dirty sock. All beds had dirt/dust under them. We also seen cockroaches which I told the attendant about yesterday when we checked out. The cabin definitely needs a deep cleaning. We didn't let this ruin our vacation but the cabin does need attention. Thank you!

Nice but could have been better

I liked the cabin its self but most of the amenities advertised did not work. I was pretty disappointed that I sent a message the week before my stay concerning review cause the reviews were great when I booked it but then that started going down hill. I was told everything had already been taken care of and they would inform house keeping and maintenance to double check everything. When I arrived I went and checked some of the things that were mentioned in recent review and most of them had not been taken care of. The dryer did not work but they did send someone to fix it the last day we were there. The games all had pieces missing so you couldn't really play any of them the popcorn machine did not work. The house could have been cleaned better maybe mopped so feet and sock wouldn't be solid black. Kitchen supply's were not good at all if planning on cooking for a family you probably want to bring your own pots and pans. The cabin was a nice place the hot tub was nice. Will not stay again just because I asked before arrival and was assured it was all good to go but it was not!

Our Experience with the cabin

The bed In The upstairs bedroom was broke and our daughter had to sleep on the floor and the dryer was broke and the stairs leading to downstairs was broke.. also clots of hair all over the floor and water bottles, brushes and tooth brushes and trash in the floor we ran out of towels and washcloths and had a dryer we couldn’t use… we had no toilet paper and the arcade was broke and when we first got there for the first two day’s the internet was down and the Xbox did not work the whole time CAN WE GET A REFUND

Nice place but some maintenance and cleanliness issues

Cabin is nice but could have been cleaned better. Some bugs, cobwebs etc. Dryer did not work. We called property manager but nothing was done and no follow up or communication.

Grande Getaway

Would not rent this house again. It is a nice location in a community and close to a grocery and Gatlinburg activities. House needs updating and repair. Children played downstairs and feet were solid black which suggests poor cleaning and other areas were not properly cleaned. Parking is as advertised.. difficult on a steep hill. Communication with rental agency was poor regarding a broken appliance however reached out to us after our stay. Loved Gatlinburg though and had a great time!

Would not do again

We were underwhelmed by this property. First, we had difficulty finding the unit. We were looking for a number not a name and the number has been rubbed off the post. Second: heed the warnings in the other reviews the driveway is steep!! They say there is space for 2 vehicles but I don’t see how that realistically would work. Third: the hot tub cover was broken and the water was green. I did mention this to the property manager and it appeared the did come drain and refill it while we were out but after seeing it before I wasn’t getting in anyway. Fourth: it was not well stocked. There were no trash bags or dishwasher soap, there are no lids for the pans, the large skillet needs replaced and there is no large soup/ pasta pan, there is salt & pepper. That’s it for kitchen staples. The rooms were nice. The hot water was great! It stood up to showers for 6 women. The beds are comfortable and the sleeping arrangements worked out perfectly for our group but generally I would not stay again.

Nice place!

The parking was a bit tight as it is on a very inclined slope. A little difficult in the rain and with a van. It worked out OK though as we were able to park up a little higher in the road. It’s just good to know about the inclined slope as you’re booking it. Thank you!

Needs more attention

Loved the location close to town. The house did need a better cleaning though. Floors counters and dinning room table were dirty. The dishwasher wasn't draining. And the Hot tub cover was broken and sagging in the water. We did report these problems dishwasher was fixed but not hot tub cover. One of the maintenance driver drove by and asked my wife what happened to the cover he said it looked like someone had sat on it. It was like that when we checked in. Other than that the beds were very comfortable and the house was great. Tough parking but we new that from other reviews so we expected it. We would definatly rent here again maybe a different cabin next time.

Great stay

This house was great for our party (3 kids 6-8 yrs old and 3 adults). The hot tub had to be maintenanced the day we checked in and wasn't really put back together all the way but it worked our entire stay and was enjoyed. It seemed like maybe there was a messy party before us, the TV remote in the game room didn't work, the Xbox was broken, and movies/games were in a bit of a disarray. They sent someone to fix the remote fairly quickly so that was great. The parking was very steep so beware booking this without a 4 wheel drive or AWD vehicle. We had 4WD trucks and it was still stressful in and out daily. All that being said, it was clean, had what we needed, and we had a great stay.
