"An ideal home and location for 6 adults and 2 dogs to spend a chilly New Year. Spacious, welcoming and lovely and warm! The hot-tub and the table tennis (in the garage) were untouched by us although the woodburner was wonderful, as was The Thatch with it's excellent food and entertainment only a couple of minutes stroll down the road. there are great walks up to Baggy Point or across the beach or over the dunes so popular with New Year walkers and those who like to jog.The kitchen, with the island, provided plenty of space and equipment - the wine fridge was a welcome, unexpected bonus.Loved it all!"

"We had a lovely stay at this property, excellent location and a beautiful space. We all agreed it was very good value for money and exceeded our expectations. It seemed to have been renovated very recently and they've obviously done a fantastic job. We hope to stay again soon. A few points of feedback that are largely just to do with the info provided in advance, and things that I think need re-visiting for circulating to future guests: 1) The address in the arrival instructions (Sunset Beach 2, Leadengate House, Croyde Road, Croyde EX33 1PN) does not take you to this property when inputting the whole address into google maps, but leads to a property/intersection at Bay View Close further down Croyde Road. We thought it would be useful to put a what 3 words reference for clarity here, as we struggled slightly when arriving in the evening. I'll send an email with snips of this in case the summary above isn't clear 2) Access instructions - our instructions directed us to the door down the right side of the property (Access: The entrance to Sunset Beach is located on the side of the 'house' on the right hand side. ) however on arrival it seemed the door and key safe down the right hand side of the property relate to 'Oyster Cottage' (I think that was the name). We felt that the direction should read the main door on the right hand side of the front, rather than directing us down the side of the property. 3) Wifi instructions - these weren't captured in the advance documentation or in the binder at the property, we reached out to the property manager who directed us to the router, but it actually took us a while to find this. We thought the property binder would benefit from a page noting the location of the router and password and network for easier access next time 4) Very minor facilities point - we thought a doormat would be good, especially at this time of year we were keen to brush mud off boots upon entry. And the upstairs bathroom would be good to have a toilet brush and a small bathroom bin."

"Had a really nice couple of nights, room was spacious, clean and ideal for a family. Staff were absolutely fantastic, friendly, courteous and helpful, credit to the resort and management. Breakfast had enough for everyone and a good selection of cooked and continental. We had one evening meal in the restaurant, couldn't fault the food or the service and very reasonably priced, we even stayed for the quiz! Overall, thoroughly enjoyed our stay, would highly recommend and will hopefully visit again. Thank you. :) "

"The property is ideal for a family of our size (6 adults and one 2yr old) although we did find the bottom bunk bed too small for 2 adults - although it is listed as a double - one of us had to use the bed settee in the living room but this wasn't a major problem.Interior space was good with proper size dining table and spacious kitchen area. Garden and raised patio area is perfect with full sun most of the day but with adequate shade if needed.Evening stroll into Croyde less that 5 min walk, then back for the hot tub - perfect.We did have a minor issue with working the hot water/boiler system when we first arrived but the owners were immediately on hand and sorted it without any fuss.Communication with owners was great from initial booking to end of our stay.Only negative is that you do need to be mindful of the camp site next door. We stayed for 5 nights, the first 4 were totally peaceful - unfortunately for the last nights a large group of school children descended on the site and my god did we know about it. Despite the, I assume teachers, telling them to quieten down at 10pm, they continued well past 11pm then woke us all up just after 6am the next morning. Just grateful they didn't arrive any earlier.Obviously this is no reflection on the property owners but as a review - we have to be honest. "
