The hotel is exquisite. My room, the junior suite, was moderately priced, and had a huge terrace with a lake view, as did the high-ceilinged room with a big arched window. The location is excellent. The host is very available and quickly answered questions. We had an issue with the hot water and she helped us resolve it within minutes. Great location and accommodation. The host communicated well. Just be aware that there is no elevator so luggage must be carried up a couple flights of stairs. Still worth it.

Quiet, beautiful, easy access by ferry or trolley to Menaggio, Tremezzo, Lenno, Bellagio, and Varenna
Cute town. Small. Walkable to other towns but ideally need a car. Taxis expensive. Convenient to ferries to bellagio. Beautiful views.
Italy bus stops are not marked, in fact the only way we knew when to get off was by guessing based on GPS on our phone. But the bus stops right in front of this hotel and you can buy a return bus ticket in a local shop next door. Bus takes 1 hour.
The beauty that surrounds this place is amazing! Very relaxing vacation spot to visit with lots of great food and people. We will go back.....
It’s a beautiful part of the lake and the access to shopping at Bellagio is easy.
