This condo is in the Boulders Community centrally located in Truckee in an unbeatable location close to all the summer and winter recreation you can dream of. A perfect 2 bedroom/2 bathroom (with an additional den) that is ideal for a group of friends or family looking to escape to the mountains! This is a newer condo that offers beautiful mountain scenery and a community recreation center including a gym, seasonal pool, year-round hot tub, volleyball court, bocce ball courts, horseshoe pits, and BBQ pits. Close to many hiking and biking trails as well as many popular ski resorts, this is truly a perfect mountain getaway spot!

The condo has a lovely open floor plan connecting the living room, kitchen, and dining room. The living room is open and spacious furnished with a big comfy L-shaped couch, electric fireplace, and plenty of games to keep you occupied if you crave a night in. The patio is steps away from where you can enjoy fresh mountain air along with the gorgeous forest views. The kitchen is equipped with stainless steel appliances and everything you need to make a delicious home-cooked meal. If you are not in the mood to cook, there is a plaza only 2 minutes down the road that has a SaveMart, CVS, McDonald's, Pizza and so much more to choose from.

The Master bedroom is located on the other side of the condo offering privacy featuring a queen bed with a TV and attached private bathroom. The bathroom has a jacuzzi tub, a walk-in shower, and his and her sinks along with ample closet space. The second bedroom features a queen bed while the den has one full bed and a full-size pull-out sofa. There is a bathroom in the hallway adjacent to the bedrooms. This condo can comfortably accommodate up to six people.

PROPERTY NOTES
* We provide a starting supply of toilet paper, paper towel, and laundry detergent, but recommend bringing extra for longer stays.
* We do not provide shampoo / conditioner / or body wash although there could be some left from previous guests.
* We recommend 4 x 4, AWD, or carrying snow chains in the winter months.
* There is no air conditioning in this rental.

* Parking: There is no garage parking. There is 1 designated spot directly in front of the garage door. Visitor parking throughout the HOA is 1st come, 1st serve.

* Fines for violations range from $1,500 - $5,000

PARKING & VEHICLE RULES:

-10 MPH maximum speed limit throughout the property.
Park only in designated parking spaces. Do not double park or use more than one space.
-Never park in red zones, fire lanes, sidewalks, grass, driveways, or areas blocking access or emergency vehicles.
-Motorcycles, mopeds, trailers, boats, RVs, campers, and commercial vehicles may not be parked or stored in restricted areas.
-Vehicles must be operable, properly registered, and in good condition.
-No vehicle repairs are permitted in common areas or driveways, except for changing a flat tire or jump-starting a dead battery.
-Keep garages and driveways neat, clear, and accessible. Garage doors must remain closed when not in use.
-Please avoid excessively noisy, smoky, or off-road vehicles.

Important: Vehicles parked in violation of community rules may be towed at the vehicle owner’s expense, where permitted by law.
