Our room is very private, has it's own exit, and no shared walls. There is a private deck. Property is only a few blocks walk to downtown and the theaters. The owners are very nice and helpful.
I had a wonderful one-night stay at this charming B&B. The owners were incredibly warm and welcoming, making me feel right at home. The room was spotless, comfortable, and well-equipped, and the location was perfect—close to key tourist spots yet in a peaceful, safe area. The highlight was the delicious, freshly cooked breakfast by the owner, a true treat. A cozy, well-maintained spot I’d definitely return to. Highly recommended!
The Host and Hostess were very warm and attentive to our needs. The breakfast was wonderful!! The property is ideally located so we could walk to anything we wanted to do. We would stay there again.
The property is equidistant from the Festival and Avon theatres - less than 10 min walk in each direction. The hosts were quite accommodating of food allergies or aversions for breakfast. I will likely be going back.

I feel bad for this rating as it is entirely based on the actual accommodation. The other lesser concern was the quality of breakfast. Bland would describe food and presentation.
I depend on reviews before I book. It is the main factor along with price. The reviews were very positive. Usually I agree with previous guest. Here I completely disagree.
The room we had was called the Blue room. First, you entered the room from inside via the coffee room upstairs. Consequently, it was used in the morning by other guests and although they were not loud, you could definitely hear dishes, etc. Thank goodness there was a back entrance up a long flight of stairs. The room itself was right out of the sixties. Old brown cabinets often with doors removed for open shelving. Very old furniture. The bathroom was difficult for showering if you were challenged physically in any way. It had a high step in old tub and shower. Dark and dingy would describe the bathroom. Old electric base board heaters were still attached to the walls. They were not in use but why would you not remove them? The one new item was a room air conditioner that was quiet and worked fine. The bed was definitely not a queen bed although it was described as such. We have a queen in our bedroom and ours is wider.
The reason I do feel bad is the people operating were lovely. They are Chinese and both have limited English.
Renovate. Don’t pick ten grapes and put them on a plate for breakfast. Serve juice. Serve warm toast
We spent four nights, for the Shakespeare festival. We were disappointed by the sagging mattress, the tired furnishings, the overly regimented, uninspired breakfasts and the lack of our host’s fluency in English.
