  • This beautiful home on the beach 448 new river inlet rd with seven bedrooms and 7 baths can accommodate large families and groups comfortably. It has a beautifully landscaped yard and parking for up to eight vehicles making it ideal for large family gatherings, weddings or corporate retreats. You will be captivated by breathtaking views of both the ocean and the sound, which can only be found at this section of Topsail Island with park across the street with volleyball and basketball court . The third-floor sound side deck with furnishings boasts one of the finest Intercoastal Waterway views in all of North Topsail Beach. Get out of the sun under one of four covered decks or enjoy the crossover sitting area. Not ready to challenge the ocean waves? The eight-person hot tub and outdoor pool ... to ensure that everyone gets a chance to enjoy the water. Savor an oceanfront sunrise or sound side sunset from one of the six spacious decks with ample furnishings. Two gated decks provide extra safety and peace of mind. As the day winds down, wash off the salt and sand in the enclosed outdoor shower with hot and cold water. Enjoy the North Topsail Beach Park just across the street with tennis courts, volleyball courts, basketball courts, fishing, and crabbing.

    The first floor of the home contains four bedrooms. Two of these bedrooms are directly oceanfront with a sliding glass door opening directly to the oceanfront deck. The second floor of the house welcomes you to breathtaking views, through a wall of windows facing the ocean. The spacious kitchen is fully equipped with granite countertops and stainless-steel appliances. A full-size refrigerator as well as a separate full-fridge for your beverages allows you to have ample space for your essentials. Two dishwashers make after meal clean up a cinch. There is a seating capacity of 16 at a very large dining table and kitchen bar. Sink into overstuffed sofas and chairs and relax by the gas fireplace. The third floor boasts a north grand main suite and a south grand main suite. A third-floor sound view deck provides unsurpassed Intracoastal Waterway vistas. . Beautiful home with plenty of room for our family. The pool was a great bonus with the littles. Few minor glitches that the owner took care of immediately. Communication was GREAT!! Thank you for sharing your home. North Topsail is my favorite beach and this visit did not disappoint

Great house! Right on the beach. Pool was great and used everyday. Kyle is an excellent host best I have ever worked with. Can't go wrong renting this house.A lot of stairs, we were a group of infant to 74 and it was fine for us. I did not read what the house has and did not bring a hair dryer my fault.Everyone in our family said they would rent this house again.

Our host was incredibly responsive from months out while we were working on our pack lists to mid-stay when we had a toilet issue. Kyle sent out the maintenance staff before I even saw his response on my phone. We absolutely loved the location. We had never stayed in North Topsail and we enjoyed how quiet it was - even being near the public access on Memorial Day weekend. We were also a short drive to Surf City and all the amenities. While we did not use the playground at the park across the street, we loved that it was an option. We did go to the ice cream place several times. The pool was clean and was used a lot during our stay. The hot tub was used, but not as much. We had a few issues with the jets. It was nice that they were both serviced right before our stay and halfway through. The kitchen was well stocked and we appreciated that linens and beach towels were included! We rented chairs and beach umbrellas ahead of time from Drop In Surf, which was perfect. Thank you so much, Kyle! We will be back soon!

The host, Kyle, is quick to respond. Beautiful home in a great location. Kitchen is well stocked and lots of thoughtful details you don't find in most rentals. The heated pool and hot tub were a hit with the kids. Highly recommended.

Great location. Walkway down to the beach had one section that was a sheet of plywood that was difficult to navigate.

Wonderful property and even better host!

This house has it all! Lots of space to spread out, beautiful views, lots of kitchen necessities, and supplies to get our week started. The host, Kyle, was super responsive to our needs and bent over backwards to make our stay comfortable and enjoyable. Our family enjoyed this property so much and hope we can return!

Great location on the island

The house is conveniently located near the bridge so you can access everything pretty quickly. We enjoyed the large kitchen, private pool, and covered decks. Owner was very quick to respond and friendly. The house and kitchen are stocked very well!

Fantastic property

Our stay was amazing. Great location and what a view. No rental is without a couple minor issues but the property owner was the best and most responsive I have ever dealt with. Highly recommend this property to large families

Superb family vacation

My family and I have been vacationing annually in Topsail Island for the last 19 years. We stayed at many nice houses and come to love the island and the people here. But this house exceeded all expectations. It was the cleanest, Had every thing we could possibly think that we might need including a high For the little one, beach towels, plenty of bath towels, every kitchen gadget

Beautiful home and location

I stayed in this house with my whole family which included a wide range of ages. It was absolutely perfect for everyone. The house was clean and exactly as described and we were all impressed with how well stocked (especially the kitchen) the house was to ensure we didn’t need anything while we were there. The location is wonderful, we loved having a private beach that was a bit more quiet. Would absolutely recommend and stay here again!

Great House

House is extremely well stocked with anything you might need! We had a few minor issues/questions upon check-in and the owner (Kyle) was very responsive and proactive. We had 6 teenagers and this was the perfect location with the park/fishing pier/ice cream store across the street. Would highly recommend this house and the owner!

Nice House

While no property is ever perfect, overall we were happy with the house. The beach was quite small and there had been some major erosion from recent storms but the house itself was great. Only complaint is there was no ice maker and we had to run to buy ice several times. We would stay again.

This house is beautiful, and very close to the beach/ocean. Coffee on the deck and morning sunrises were just amazing. The kitchen island and long table were perfect for our family meals. Kyle, the host was very responsive to all questions. As per other reviews, the ice maker in the refrigerator still does not work, but the ice maker on the island was sufficient as we ran that and dumped it into the freezer. One jet on the hot tub still does not work, but we enjoyed it anyway. We had a wonderful trip and the home is very spacious and updated.

This property is fantastic. So many little things provided like coffee filters, dishwasher pods, laundry pods, well equipped kitchen, etc. Kyle was the best host I have ever encountered with a VRBO property. He answered every inquiry within minutes. And his replies were very clear and concise. We loved the house and its location. And Kyle was the icing on the cake.

Christmas Family Reunion

Great use of space, every room had their own bathroom and shower. Great location. Park for the kids, beach, jacuzzi, basketball across street, store only 5 min away, and great jogging trail. House is well used, but ocean weather does this. 2 dishwashers was a dream. Contact with House Host was spot on, always answers quickly. When something didnt quite work right and needed to be fixed it got fixed immediatley. Thanks for the great stay.

Great Overall Experience

Communication with the host was fantastic. We arrived early and he was very accomodating, allowing us to park at the house to hit the beach while it was being cleaned. By no fault of the host, there was an AC failure the firat day but he was prompt calling out an emergency HVAC service to get it fixed right away. We did a small amount of extra bathroom cleaning, if we didnt have so many small children (8) we probably could have lived with it. Overall our group of 16 was very happy with the house and very appreciative of the host being accessible! We would stay again!

Perfect House - Thanksgiving stay

We were in town for a wedding a couple of doors down, and decided to extend our stay to include Thanksgiving week, and I believe it will become a family tradition based on our stay in this rental. The house was very clean (and I am very picky), and comfortable (again, I'm picky). We have never stayed on the northern part of the island, so were a little concerned about beach erosion, but the beach was nicer in this area than I expected. We had guests ranging from age 2 to 88, and everyone was happy with the accommodations. I will say there are a number of steps both in the house, and down to the beach, so if that is something that bothers you, be aware (it didn't bother us). Kyle was great to deal with and we only had to reach out to him once with a question. We hosted Thanksgiving dinner for 19 and the kitchen was well equipped. Appreciate the extra fridge and wine fridge as well as the additional dishwasher... and the beautiful sunrises/sunsets.

Great location for family vacation

This was our first trip to Topsail and it was a welcome change from the super busy OBX or Gulf Shores. The house is amazingly close to the beach and the views are superb. The park and ice cream shop right next door was an added bonus. Everyone had their own bathrooms and the main living area was centrally located on the third floor. The decks, private walkway to the beach, and the many Adirondack chairs were the best part. As mentioned in previous reviews, the hot tub only has one working jet, which disappointed some in the group. The host was always super responsive before and during our trip, and he did have a pool guy come to look at the hot tub, but they were unable to fix it before we left. We were also missing two sets of linen on the first night of our reservation, which was unfortunate for a few of our guests, but the cleaning lady did show up early the next morning to take care of the issue. Overall, the house and location were a good choice for our vacation with the entire family.

Our extended family had a wonderful week together in this house. It was the perfect size for our crew of 15 people - we never felt cramped and there was plenty of space for relaxing and dining together on the main floor. The 3 balconies also allowed for plenty of outdoor space to enjoy. Each bedroom had a full bathroom which was also excellent!! Note that the bedroom on the main floor has a bunk bed in it/is not exactly a “primary” bedroom (in case you are, like us, planning for a grandparent to use that room. :)) but it was totally fine. We loved the pool and hot tub, which kept us busy in between trips down to the beach! Both were serviced during our visit which ensured they were clean and well taken care of. This was our first time staying on the north side of the island and we greatly enjoyed it. Although it was further to get to Surf City, there is convenient shopping on the mainland in Sneads Ferry. The beach was lovely and not too crowded at all.There were some general upkeep needs with the house, as is common in these vacation rentals. One thing to note is the stairway down to the beach has a section that seems to be temporarily patched and doesn’t have handrails. We ended up buying bags of ice because the fridge ice maker is broken and while there are two table top ice makers, they didn’t make enough for our large crew. Not a huge deal but just to be aware.Kyle was extremely communicative and helpful. We loved our stay and highly recommend to other families!!:)
