Enjoy a fantastic Rotorua escape at As You Do! This roomy house is super close to the Redwoods Forest and awesome mountain biking trails. You can soak up the afternoon sun on the deck, fire up the barbecue, and chill out in the spa pool. This home has everything you need for a comfy and memorable stay, making sure you have a truly relaxing time.

The Space:
The heart of the house is the open plan living area, which opens onto a deck. Bedroom one and two each feature queen-size beds, providing ample space for relaxation. Bedroom three offers a comfortable single bed, while bedroom four is designed with custom-built bunks – a single over a double, plus an additional single bunk. This room also boasts an ensuite bathroom complete with a toilet and shower, and direct access to the backyard. The main bathroom is conveniently located on the same level, just outside the bedrooms. Downstairs, the basement is divided: half is converted into a rumpus room, ideal for planning those biking trails or a second chill-out space for the kids, while the other half remains a single garage, perfect for parking vehicles or storing toys and bikes.

Guest Access:
You'll have access to the entire house during your stay. This includes four bedrooms, two full bathrooms, and a half bathroom. Gorgeous open well equipped kitchen and lounge area with exposed beams. 4 bedrooms that can sleep up to 10 so was great for our two families. The kids loved the bunk room and the spa. Laundry facilities as well. Really enjoyed our stay.

We had a great couple of nights here with our two teen boys and dog. It's a fabulous house - lots of space, good kitchen, secure storage for the bikes and fully fenced for the dog. V handy to the redwoods and the spa was lovely. Would gladly stay again.

Our group of close friends have been riding mountain bikes together for 29 years. The house served our purposes with it's excellent location and comfortable facilities. Great spaces and nice to relax in the spa pool after a day of riding in the Redwoods Mountain Bike Park just down the road.

The only thing I would have to say is that the mattresses on the bunks and the single bed in the other bedroom were very uncomfortable. We bought some new teaspoons too.

Close to town only a few minutes drive. Clean house. Spa was a treat, both kids and adults enjoyed it. House had dishwasher which made clean up easy. Washing machine and dryer came in handy with our 5 children and 5 adults. House is very spacious. Overall we all enjoyed our stay very much, thank you for the pleasant stay.

Great position as our purpose of being there was to do the Redwood Treetops Walk. I spent time cleaning when we arrived, table and bench tops were not clean and the living area was dusty everywhere. On the other hand the bedrooms, bathrooms and toilets were clean. The couple who slept in the bunk room said their bed was very uncomfortable, sore hips and shoulders in the morning.

TV setup is amateur. I raised it with the property manager and apparently I don’t know how to use a remote, lol. Bathroom door locks broken. Multiple locked in the bathroom experience. House felt a touch dirty and the blankets on couches etc absolutely stank. Clearly don’t get washed. The good- had the heating left in for when we arrived which was nice. The internet is excellent. Overall- Pretty avg place.

Thoroughly enjoyed our home-away-from-home for 4 nights. What we loved: - The spa. - The generous space both in and outdoors. - Ample heating options - The security of the property for our two dogs while we were away during the days. - Fast WiFi (fibre) - The quiet neighbourhood and nearby park for the kids. - The laundry facilities (washer and dryer) allowed for us to keep things turning over during what turned out to be a wet 4 days. - I left an item behind at the house. The staff were very helpful in retrieving and returning this to me by post. The only issues we had were: - Couple of cleaning issues (needed a quick vacuum upon arrival and the fan in bathroom needed cleaning). Raised these matters with staff and received a sincere apology. We did not hold this against the Rotorua Retreats staff or homeowners though as you can see that a lot of love and thought has gone into the home’s decor and design. This matter was to be addressed with the contracted cleaners. - Guest book WiFi instructions need updating. Rotorua Retreats staff were quick to arrive to assist us with connection issues though so all went well after that. Final tip to future guests in regards to garage doors. The switches for the automatic doors are to your left as you enter the garage via the interior access door. In other words, the switches are exactly where you would reach for a light switch. My sister was the first one to fall for this and we teased her about it only for me to make the same mistake the next day. We had our cars parked outside the garage so it was just lucky that our Holden’s bumper was solid enough to take the hit both times :) All-in-all, we would happily recommend this home to future guests. Thank you all for hosting our mob ;)

Found the property exactly as represented in its photos and description. Was very clean, super warm and a pleasure to stay in. The spa pool was fab and on cold very wet afternoons (which was every day) was very much enjoyed. Located near the Redwoods and not far from the Blue and Green Lakes made it perfect for walking the dogs. Would definitly stay again if going to Rotorua.
