This self-contained private annex is attached to our family home and is situated in the heart of the South Downs National Park. At the end of a one mile drive, on a private equine estate near Graffham, this is a perfect short stay or holiday location for families and/or friends.
The annex is arranged over two floors, is surrounded by grass paddocks and woodland, with panoramic views of the South Downs. The interior is practical, tastefully decorated and is child friendly. Upstairs the master bedroom has a super king sleigh bed with Egyptian cotton and has an en suite bathroom. Next door, there are 2 single beds. On the ground floor and off the sitting room, there is a second double bedroom with shower room (good for those who can't get up the stairs.)

Accessed via private entrance, there is a well equipped kitchen, comprising a fridge, freezer, dishwasher, microwave, toaster, kettle and all the equipment you need to cater for your stay, if you are not visiting the many good pubs and restaurants in the area. The property is ideal for families with young children and has a highchair, changing mat, travel cot, children's cutlery, beakers and melamine plates plus stair gates. There are essentials such as mugs, tea, coffee, sugar, oil, salt 'n' pepper.

We are within easy reach of the South Downs, ideal for keen walkers or cyclists and are on the outskirts of the village of Graffham.
There is an on site livery yard which can offer horse riding / pony trekking. There is a well-stocked shop nearby and two pubs in the village, both within walking distance. The historic market towns of Petworth and Midhurst are a short drive and the Cathedral city of Chichester is 25 minutes by car as is the south coast, with beaches at Climping, Brackelsham Bay and West Wittering. Bosham is about 30 minute's drive and the Isle of Wight Ferry at Portsmouth is 40 minutes from here.
The apartment is the perfect location from which to explore the area: Petworth House & Park, Arundel Castle, the private gardens at West Dean and Parham or for those attending the Polo at Cowdray, Festival of Speed and Revival as well as horseracing at Goodwood or other events in the area.

We had a great time staying in Graffham. Oliver and Antonia are lovely hosts who made our family feel so welcome. The accommodation is very comfortable in a beautiful, peaceful countryside setting. The highlight for our grandchildren were the pony rides we booked with Jo around the farm. We hope to visit again soon.

Lovely secluded property. Get the combination for the gate near he house to avoid long potholed drive. Pub can be accessed in 20 minutes via a walk through the woods

Lovely house, great for a family with 1-2 children. Embedded in the South Downs National Park, very quiet and secluded. Nice short walks to pubs and shops in the village. There is a camping site near the house that offers breakfast and dinner (organic, locally grown) prepared on the grill in an outdoor kitchen for a very good price. Dinner is on the meadow, with great views in a great atmosphere.

This is the second time we’ve stayed at the Annex, and it was just as perfect as the first. We stay there as a base for visiting family: it’s clean, fully equipped and very comfortable, quiet, on a beautiful property with horses and sheep within walking distance to a pub, and the host Oliver is extremely kind and thoughtful. What more could you ask for!

My family thoroughly enjoyed our stay here. The house itself is perfect for a family. The equestrian estate is very pretty with a number of walks and the nearby livery and stud farm was a blessing since the kids could indulge their love of horses. Oliver and his family went out of their way to make our stay memorable. We look forward to coming back later in the summer.

The property was exactly what we were hoping for - an idyllic escape that was central to all the places we wanted to visit in Sussex, Hampshire, and London. Oliver and Antonia were so helpful and communicative, and the property was beautiful and clean, and large enough for 6 of us. We wouldn't change a thing!

The property was exactly what we were looking for and lived up to expectations. The surroundings were idyllic, the national trust woodland 5 mins walk away was great for the dogs and kids alike. The biggest downside was the state of the long driveway, particularly given the wet weather, there were one or two nasty hidden potholes which were difficult to avoid. All in all though, highly recommended in a beautiful part of the world.

We wanted a VRBO that offered privacy, peacefulness, comfort and beauty away from the congestion and craziness of the surrounding towns and villages. We were not disappointed. Although we made little use of many of the amenities available in the Annex, it was well equipped. Our hosts Oliver and Antonia were gracious and helpful. We have no hesitation in recommending this VRBO if you are looking for a peaceful, relaxing home-away-from-home.

Of the three places we stayed in England, this was our favorite. The misty early morning view from the upstairs window was just as shown online. It was a pleasure to watch the sun rise and hear the sheep bleating. Petworth was amazing, and the local pubs were charming and friendly. Oliver was a gracious and flexible host. Thank you!

Really enjoyed our stay at The Annex. It is a small 3 bedroom property attached to the main house with separate entrance. The twin room is on the landing leading onto the main bedroom. Two bathrooms, one en-suite. It was very clean with beautiful bed linen and hotel grade towels. Such a peaceful setting with woodland walks straight from the door. Dog friendly. Great pubs a short drive away.

Lovely estate with beautiful scenery and walks. Local pubs not open every day due to Covid and locality of these not easily accessible for those that have limited mobility from the estate. Wifi can be sporadic in the upstairs of the house. Would recommend for those that want to get away from the rat race and just relax.

House is comfortable and well equipped. Not brand new but well kept. There is no washer or dryer although it said there would be in the listing. Linens of excellent quality. Could do with more towels (as there’s no washing machine). Kitchen wel equipped.

This accommodation was perfect for our break. The property is well kept and well equipped. The farm in which the property is based is beautiful to walk around with sheep horses and cattle and there are plenty of local walks including the south downs way For more seasoned walkers. (It’s also accessible by car) There are some nice village pubs nearby for food and drinks within easy driving distance and some by walking through lanes and bridal ways. We came for stargazing, the area is in a dark skies reserve and the sky at night is beautiful. Other activities whilst we were there included visiting the local town of Petworth which has a National Trust property in Petworth house, and the day out to the beach at West wittering which was lovely. The Annexe was ideal for our needs, particularly as we booked the property adjacent as well, the Hideaway! Oliver and Antonia were perfect hosts and did everything they possibly could to make our stay comfortable and enjoyable! The properties were home for our grown up family (for just over a week during which time our daughter got married and Oliver kindly allowed us to hold her 'pop up' family reception (due to the limitations of Covid curtailing the planned event) in the grounds of the two properties. The gardens were immaculate with beautiful views across the South Downs; access was straightforward with family arriving a departing at different times during the week. Even though we encountered 50 mile an hour winds and pouring rain on the big day, with the help of a few borrowed ropes from the farm, we managed to secure a large gazebo and the reception went ahead as planned. We left having had an experience but a fantastic one that made the newly weds very happy, the parents relieved and the family having had a great time together... Massive thanks to Oliver, Antonia (and Sarah) for making it a week to remember!

Die Wohnung ist groß genug für sechs Personen, über zwei Stockwerke. Zwei Einzelbetten sind auf einer Galerie. Leider ist die Wohnung in die Jahre gekommen. Dreckiges, abgenutztes Sofa und Sessel, fleckige Teppiche, Holzjalousien in Wohnzimmer und Küche sehr schwergängig somit fast nicht zu öffnen, fast das komplette Geschirr war sehr schmutzig. Sehr schade, denn aus der Wohnung könnte man viel mehr machen mit wenig Aufwand. Waschmaschine und Trockner nicht in der Wohnung vorhanden. Lage sehr ruhig und abgeschieden.
