ORIGINALLY BUILT in 1959, this authentic Mid-Century Modern home has been meticulously restored to maintain its heritage while bringing it up to modern standards. New electrical, plumbing, heating, and kitchen appliances create a perfect balance of modern meets retro.

Orange and aqua decorating capture the decade while granite counter tops afford easy meal prep and clean up. Bar stools around the island counter create a cozy “mingle with the cook” atmosphere. Breathtaking views of the San Jacinto mountains surround the property. A perfect home for outdoor sunning, dining, and "Calm Springs" relaxing.

Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.

Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products.
There is a starter kit in each bathroom & kitchen of the following supplies:
Facial tissues
Toilet paper
Liquid Hand soap
Vanity travel pack soap, shampoo & lotion
Paper towels
Dishwashing liquid
Dishwasher tablets
Trash bags
Laundry soap
Dryer sheets

Additional Fees/Terms:
• 3-day minimum stay required. (4, 5, 6 nights required depending on High Season holiday dates and events. Ask
ModMansions for details)
• Cleaning fee of $250 is added to all rentals
• Optional spa/pool heating has a fixed rate of $60 per day. Please let us know 24 hours in advance of your stay. (Not all
properties have a Jacuzzi)
• City of Palm Springs Transient Occupancy Tax is 12.5%.
• TBID Assessment is 1.0%
• Please note the difference between High Season and Low Season Rates:
o High Season: November 1 – May 31 Low Season: June 1 – October 31
o Higher rates apply during special holidays such as Thanksgiving, Christmas and New Years´. Please contact us about the
date you have in mind.
OPTIONAL:
The Pool is NOT heated.
The Jacuzzi is NOT heated. (Should your property be listed as having a Jacuzzi)
However, please let reservations know if you would like to have the Pool/Jacuzzi heated.
Pool HEAT- Flat rate of $60 per day. Contact Laurie@ModMansions.com at least 2 days prior to arrival for this option.
Pool is heated from 5am-9pm, to between 80°–85°
If property is listed as having a Jacuzzi, then Jacuzzi & Pool HEAT combined OR separate has a flat rate of $60 per day.
The Jacuzzi when selected will heat to 102°.

The National provider of Internet to your home is Spectrum.
Smart TV’s are App based only. You are responsible for your own Usernames & Passwords.
Suggestion: Bring along your Apple tv, Google tv, plug & play programing entertainment.
(Internet outages are rare but it goes without saying that ModMansions is not responsible for any outages due to, the actions of the national provider or adverse weather conditions etc.)
Optional Pool & Garden services available to guests:
Our pools & gardens have fixed dictated service days. For whatever reason that you may want to request an additional service when in residence, then you must email david@modMansions.com requesting your service. We will reach out to the service companies on your behalf and endeavor to secure services depending on their availability. These additional services will be billed to the credit card details held on file.


1. You must be at least 30 years of age to reserve any home with ModMansions. Guest must provide a copy of a valid
government issued photo id.
2. Your reservation will not be accepted or confirmed without providing a valid government issued photo ID and a signed
rental agreement within 36 hours of this reservation request to Jim@ModMansions.com, Owners of this property.
3. Parking: A maximum of 5 cars must be parked on the driveway--street parking is prohibited
4. Check-in is 4 pm and check-out is 10 am.
5. All homes are non-smoking. Smoking inside the properties is a violation of the rental agreement and subject to immediate
forfeiture of any money/deposit.
6. Exterior music of any level and/or amplified exterior sound is prohibited 24/7 by the City of Palm Springs Vacation Rental
Ordinance and your signed rental agreement, resulting in immediate house closure.
7. Our homes are for overnight accommodation only. No Parties or Events permitted
8. Dogs (2 dogs maximum) are welcome at our property with a $200 each non-refundable deposit.
9. The Pool is NOT heated.
However, please let reservations know if you would like to have the Pool heated.
Pool HEAT: Flat rate of $60 per night--three night minimum stay. Contact Mark@ModMansions.com at least 2 days prior to
arrival for this option. Pool is heated from 5am-9pm, to between 80° - 85°

10. 3rd Party Vendors such as Chefs, Masseuses, etc., need to provide liability insurance certification. Please advise
ModMansions.
11. CANCELLATION POLICY:
30 days prior to scheduled arrival date, you will receive a refund of any advance payments. 14 days prior to scheduled
arrival date will receive a 50% refund.
Between 0 and 13 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.

Special event weekends, holidays (Christmas/NYE/Thanksgiving/Coachella, etc.) & long-term rentals (stays 28 nights +) no
refund will be given. Should ModMansions re-rent the property for those specific dates, then ModMansions has the option
of refunding the amount we were able to re-rent it for, up to the prepaid amount.
Rates:
Published rates are based on standard occupancy, do not include cleaning fees nor a combined 12.5% percent tax which
includes City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An advance Deposit (50%) is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to
your arrival at the property. In complex long-term reservations, payment arrangements may be made by contacting us
directly.
Utilities - (stays of 28+ nights)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a Utility Deposit of
$1,000 to $3,000 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and
copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility
deposit, the guest agrees to pay an additional deposit to cover the remaining stay. This is not an income source for
ModMansions

Swimming Pools :

them out so you don't incur repair charges. Instead, we invite them to enjoy the backyard from the grass or patio.
Check Out Instructions:
1. Take out trash and place in containers provided at the property.
2. Dirty dishes? Pop in dishwasher, and push start. Don't forget the dishwasher tablet provided.
3. Strip bed of sheets and pillow cases and place on floor at the end of each bed.
4 . Place dirty towels, etc. on the floor of laundry room.
5. Left over food items? - Our housekeeping staff is happy to take

We had a very pleasant visit in this Mid-Century Modern house. There’s a fully equipped kitchen w good appliances and great counter space. Superior beds and linens. Best of all, a beautiful yard with a pool, fire pit and space to enjoy friends and relaxation.

Beautiful home, completely stocked kitchen with every appliance you could need. Grapefruit and orange trees in the backyard. Comfortable beds. It was too cool for us to enjoy the outdoor space for much our stay but it would be ideal for warmer months. Check in was very easy for our group and the property manager was available during our stay (although we did not need anything). The house is located on a fairly busy street but this would not deter me from renting again, especially if we were able to utilize the beautiful pool and backyard. Would highly recommend!

We had a nice long weekend in this location. The house was clean and everything we needed was available. We loved the atomic ranch vibe with the bright colors in the decor. Keep in mind that it is close to the airport so you do hear the planes however inside you do not hear them. The property manager answered our questions and was responsive by text message as well. The road it's on is busy but right around the corner in the Sunmor neighborhood you can take a nice walk and check out all the midcentury homes. The doors to the outside make a small sound each time they open and we appreciated this a lot because of our 4 year old grandson who joined us. The open plan in the kitchen / dining was perfect for family time. We would definitely stay here again. Also - we got lucky with timing and got to check in earlier so we really ended up with a full day at this house on the day we arrived. David - the property manager / owner met us at the house and was gracious and friendly making us feel very welcome.

The house was very clean with great kitchen appointments. Decorated well with modern bathrooms. We enjoyed the pool very much. And David the host was great to work with. The only improvement opportunity is the living room furniture is not very comfortable. Overall very nice!!
