"Very poor. The list could be endless. One TV Channel even after phoning to get the TV fixed. No phone so had to use my own phone to call reception. No WiFi No fridge. No robes. One biscuit packet. No safe. Very tired. A poor experience. This hotel lives on its attraction to the golf course not patrons who might expect a good hotel. Dreadful."

"What a fabulous hotel! We chose Peebles as it was about halfway back home to Wales for us, and after 9 days of hiking - a spa hotel sounded perfect! The fact that such a swanky place is also dog friendly (and TRULY dog friendly) made it even better. The staff were all cheerful, helpful and friendly. My husband used the gym facilities and I treated myself to a massage, which was quite honestly one of the best massages I’ve ever had. I also purchased gifts from the on site gin distillery for our house sitter. Peebles was much more picturesque than I was expecting and we thoroughly enjoyed our 2 days there."

"Hotel was good but the only downside was that the room service people didn’t do the work properly, they would tidy up and refill the tea n coffee but not change the used cups or wash them, also they didn’t hoover the floor at all, we stayed there 3 nights."

"The property is on a beautiful site just under Arthurs Seat. It is very quiet and has seating areas both inside and outside the building which are very comfortable. If you come from the airport, the property is easily accessed by a combination of tram and bus (it takes under an hour). It is on several bus routes so Edinburgh sights are easily and conveniently accessible. Most people would not need a car although there is parking on site. Breakfast was excellent and, from what we could see, the restaurant serves well priced food in the evening (we ate elsewhere)."

"Stay here regularly, my go to for a night away or staycation. Lovely friendly leisure & spa centre, right by bus stops to city and neighbouring coastal villages, racecourse etc. Nice bistro food. Walking distance to miles of fabulous pristine beaches. I cannot fault Rakesh and his team at Kings Manor"
