Would score a negative if possible. Seemed like an illegal room, no proper door lock or windows. Was dirty, and sheets were thread bare. Better to pitch a tent in the park, and burn your money to stay warm. Will submit for refund when home.

Staff was very kind to me. Heater wasn't working and the mugs in the room where dirty and had to clean them with a towel.
Exceptionally clean. Plenty of hot water. Has parking and the #3 bus stops outside. It’s hard to find family rooms and this was the best we had wth our 2 teenagers.

Do not waste your money
This felt completely like a scam. Not at all like the photos. Will be requesting a refund. Mould everywhere, can see it and even feel it in the air. Place has not been cleaned and is in desperate need of refurbishment.
Please see the photos attached and ask yourself if you will be more or less clean after going into this bathroom. Smoke detector also covered up - perhaps mould spores and detectors were triggering.
Nice, clean room, kind service, good public transport to the city centre.
Just the bathroom: the water from the shower fled over and the doorhandle broke off.

Ok for a night or two
Hotel about 15 mins walk from Botanical gardens. Family house that has been converted into rooms. Room 12, X2 single beds at the back in a conservatory, tiny window in room and bathroom. Very little sound proofing in room or from above. Ok for a night or two, but no more.
Don’t waste your money , disgusting condition bathroom full of mould , rust , falling to pieces , wall plugs coming off wall, on a busy road very noisy.
Wallpaper coming off wall, bed was ok , they provided towels and toiletries, but shower was sooo disgusting I would not use it . Not value for money at all.
door was a little too heavy to open but to be kept closed. and bathroom bit too compact for my liking. However, room was very comfortable, easy to approach great and friendly staff over the phone and in lobby. Much appreciated for the bigger tv, as many hotel only give the small and cheap you can fine, so very happy it was big tv.
Noisy environment with the road just in front of the hotel in case you get the room near the road. You will be wake up at 06h00 am. Otherwise the room was ok
The bathroom mould was horrible and made me sick feeling with the smell.

We stayed a few nights but sadly had a few hiccups with the facilities. The door of the shower seemed broken and could never stay shut and the bed was not comfortable. We missing sustainable pillows and springs were almost exposed from the mattress.
Unrelated to the owners, the other residents were very loud and constantly exiting close to our unprotected windows all night long.

Decent place
The location was ok, being off a bus line. When we wanted to check in, no one answered the door and we had to call someone to let us in. The room was mostly fine, however, it had a weird smell to it. The bathroom was a little gross, and the water pressure was quite poor. I think it's more a reflection of the astonishing economic situation we are in, where it is difficult to find a decent place to stay for less than $100 outside of Oxford (not even downtown). If you care about not spending a lot of money, then I guess this place is fine.
