Contractor mobilization is set to begin on Monday, October 26, 2026, with work proceeding by unit stacks as outlined below:
Work Schedule by Stack
October 26 - October 31: Contractor Mobilization
November 2 - November 19: Stacks 02 and 04 (Units ending in “2” and “4”)
November 20 - December 10: Stacks 01 and 05 (Units ending in “1” and “5”)
December 11 - December 31: Stack 03 (Units ending in “3”)
Holiday Pause: Please note that work will pause for the Thanksgiving holiday (Nov 25 - 29) and Christmas holiday (Dec 23 - 27).
Note: This schedule is weather-dependent and subject to minor adjustments based on site conditions.
Project Details & Process
For each assigned stack, the contractor expects to spend approximately the first 10 days preparing balcony surfaces, followed by the application of the deck coating during the final week. Work will be completed via suspended staging platforms.
Impact on Guests
Access Restrictions: Units may remain occupied during work; however, balconies will be completely inaccessible during your stack's assigned work dates.
Furniture Removal: All balcony furniture must be moved inside the unit before work starts on your stack. Gulf Corp Services will coordinate this process for applicable units.
Noise & Dust: Expect typical construction noise (grinding, chipping, hammering) and occasional dust during permitted working hours

Primary Bedroom: King-size bed with memory foam topper, 42" plasma HDTV, in-wall surround speakers, private balcony access, and en-suite bath with dual vanity and walk-in tiled shower with bench.
Bedroom 2: Two Queen-size beds, 32" HDTV with DVD player, and a private bathroom with updated tub/shower combo and mosaic tile accents.
Living Room: Sleeper sofa, plush recliner, 48" LED TV, Blu-ray/DVD, and surround sound—plus floor-to-ceiling Gulf views and access to the furnished balcony.
Kitchen: Fully reconfigured and upgraded with full-size stainless steel French-door refrigerator, glass cooktop, quartz countertops, tile backsplash, and whimsical beach-themed cabinetry hardware.
Dining & Living: Open-concept layout with ample seating and a large coffee table perfect for games or family fun.
Laundry: Full-size washer and dryer in-unit for your convenience.
Parking: Parking passes are purchased from a link sent via email, then picked up at the front desk on site. Only 2 (two) parking passes are available for each condo. Not included in reservation cost.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: Two (2) parking passes available maximum for this unit to be purchased via link sent after booking. Not included in reservation cost. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY (MODERATE): Cancel at least 30 days before check-in for a 100% refund, 14 to 29 days before check-in for a 50% refund, and less than 14 days before check-in, no refund. Refunds are not issued for late arrivals, early departures, or weather, including hurricanes and named storms. We recommend optional travel insurance.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.
