When only the BEST in class will do. The 3 story home features a living room, kitchen, dining, master and a family rooms all with beautiful ocean views.

Gourmet Kitchen & Dining. gourmet kitchen on the main level features designer appliances, elegant stone countertops with breathtaking views of the ocean. Whether you’re preparing a feast or enjoying a casual breakfast, this kitchen offers the perfect setting. There’s also bar area in the lower family room.

Guest Contract and House Rules
1. Check in is 4 P.M. and checkout is 10 A.M.

2. This is a NON SMOKING property

3. No subletting. Minimum age is 28

4. Nothing illegal is permitted and grounds for immediate eviction and loss of rents.

5. This is an enforceable contract between Guest and owner. Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home.

6. Parties and events are not allowed. Music should never be played so loud that it can be heard at neighboring properties.

7. The decor both indoors and out will be updated from time to time and may not be updated in photos but we will maintain the same general decor vibe. Guest shall be responsible for any and all damages arising during their visit, including all damages sustained by their guests or invitees.

8. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an "as is," "whereas, and with all faults" condition, and assumes all risk associated with the house, furnishings, beach, amount of sand, access to public beach, noise from neighbors, people, street, seawall repair or construction projects. These are items that may occur during your stay and we have no control over. This is an active beach community.

9. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf ("Representatives") against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties.

10. Guest agrees the seawall on two city blocks can and will be repaired sometime between March- May 2025. We do not know what specific days . Work does not happen on weekends

11. You are only allowed to have the number of people on property as stated in your email request form. For example, if you declared 8 people on your reservation request ,then only 8 people can be on property at any time. This rule includes visitors not spending the night.

13. Pets, under 15 lbs, only with a prepaid cleaning fee for animal hair and dander removal. Pets can not be left alone in any room or any part of the house. They must be with you or in a kennel. Pets panic and cause damage if you leave them in the home for just a few minutes. No pets on beds or furniture. Please bring pet bedding and kennel. Only one pet per stay or pet fee and must be under 15 lbs. No large dogs.

14. Terms and conditions: The terms of this agreement are: no refunds. There are no refunds, for any reason. Guest further agrees once any payment to retain the home has been made, the terms of this contract specify no refunds. Once Guest arrives at rental property, Guest agrees they must inform manager in writing of any condition or listed amenity that needs repair or does not meet with their expectations. Guest agrees manager has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, guest agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Guest further agrees the beach and ocean are an ever changing environment. There are no assurances made about weather, beach, level of sand, water, waves or access to the public beach.
Since we have a no refunds policy, we suggest you purchase travel insurance for a variety of protections. Guest agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking. Tides change daily as does the condition and appearance of the beach.

15. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections ,complaints and delivery of replacement items. We will make every attempt to notify guests prior to any emergency repair, inspection or replacement.

16. Guest agrees to protect furniture and bedding from damages. You may want to toss a beach towel on the sofas if you think you might stain them.

17. This is a beach community with all the typical nearby activities, close proximity of homes and people. We can not predict or control if there will be noise from nearby. That includes any and all civic, street, tree trimming, gardeners, repairs or construction in the nearby vicinity. Please note, even the waves can sometimes be loud.

18. The home, as is all beach homes, is run off a sump pump. Do not place anything besides toilet tissue in the toilets, even items labeled as flushable are NOT, and plumbing will stop working. Food scraps should be placed in trash can and not down the drain.

19. We will send a crew to move the trash cans each week, please do not block the cans with your car.

20. There is a street sweeper the 2nd and 4th Mondays of the month. Rules are different for each side of the street. Tickets are expensive, so pay attention and do not block the street sweeper. Car bumpers a can not be over curb more than 8 inches.

21. No flushable wipes or tampons can be placed in toilets. Please use trash cans.

22 Public beach access is not always from the back yard. It depends on sand level which can change daily. Do not cross over or climb on rock seawall. Only use public beach access on each corner. This home is not suitable for those with mobility issues since there are stairs. Please note: Mother Nature is a force, We can not and do not guarantee the ocean or beach conditions, tides, waves, beach, level of sand, amount of rock, access to beach and the weather. These are things that change daily. Do not climb on rocks. There may be more or less sand than shown in the photos. We can not predict or guarantee Mother Nature

23. No electric car charging onsite. The parking for guests includes three outdoor spaces for small to mid size cars. Others can park for free on street. There is no garage parking.

24. Coastal decor shown both inside and outside the home is frequently updated and replaced. We will always keep the same coastal vibe and color scheme as shown. Specific furniture pieces may change from time to time.

25. Guest agrees not to touch settings on refrigerator. If the settings are moved, the pipes will freeze and the refrigerator will stop cooling. Once you touch settings, it takes 24 hrs to re set a refrigerator and you will lose all your groceries. Do not over fill the refrigerator or freezer and do not block vents with food.

26.Seawall repair is slated for March -April 2025. All homes in Oceanside sit behind a rock seawall. Seawall is not to be climbed on or crossed. Public beach access near the house is from stone steps at the Marron Street access a few houses away. We also suggest the city shuttle to take you to any sandy beach in the city. No parking worries and loads of fun. When you are done , they bring you home too. They also take you to coastal restaurants.


29. Phew after all, these required posted rules, we really do want you to have a wonderful stay and will go out of our way to make that happen!
