You (and your dog) are invited to enjoy our classic 4 bedroom/2 bath beach house. This is a single family home and is the only residence on the lot. Perfect for families with children with it's private front yard. Modern amenities and classic conveniences blend seamlessly with the classic beach community of the Newport Peninsula!

Simply said, the location of this property is amazing. We are located on a quiet street on the Newport Beach Peninsula and there are two family friendly beaches nearby. Located less than three short blocks from the best stretch of beach in town one direction, and just steps from a bayside in the other direction. The bayside beach has been called "Mother's Beach" by the family for years as it is safe for small children. All details have been thoughtfully planned and executed. Probably the most visible feature of the home is a fenced in front yard, something that most vacation homes in Newport Beach do not have. The home also features two living rooms for the family to enjoy. The front yard provides a spacious outdoor mix of seating and entertainment. The front yard and patio blends into a den and kitchen areas.

The upstairs living room is an open space that the entire family can use to enjoy the house. The living room has a flatscreen TV so you can keep up with the game or the news. The TV will allow you to log into your Netflix account! Just a few steps from the main living area is the master bedroom with and amazing balcony. Two of the other guest rooms are also on the upper floor of the home.

The lower level has the the kitchen, dining area, and a second living room to serve as a central meeting point. The kitchen is fully stocked with cooking/dining gear. You can choose to cook your meal on the outdoor grill or in the kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation. The recently updated lower living room has a view of the front yard and can be accessed through the large patio doors. We think this new living is going to be perfect for families and kids!

As you continue through the house, there are private laundry facilities in the garage.

The master bedroom has a king bed and has a private patio that opens up to the front yard. The soaring wooden ceilings make this room just awesome.

The 2nd and 3rd bedrooms have comfortable queen beds. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.

Please be aware that this is entirely a non-smoking property, including the front patio.

PARKING: One car can park in the garage with rear alley access One car can also park in front of the garage.

Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion. The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

A Dog (1) is allowed with a pet fee of $100. All rentals over 29 days will require a refundable security deposit.

We booked this listing based on the proximity to the beach and for a relaxing getaway, but were very uncomfortable during our stay. Unfortunately, there is a home under major construction one house away that starts promptly at 7am. Without air conditioning, the windows have to remain open (even in April/May), which left us listening to nail guns, hammering, and lumber dropping all day. The home is darling, but fairly dirty. Floors needed a deep cleaning and the area rugs felt gross underfoot. The glassware appeared dirty, so we washed everything we intended to use, but it remained (possibly being permanent hard water crust?). The upstairs bath jets had chunks of black moldy material that floated out when the tub filled. And most of the outdoor items for guest usage have been left to essentially rot (bike, kayaks). We REALLY appreciated having the outdoor heat lamp and tv replaced during our stay since they were non-functional on arrival. The master bedroom mattress definitely needs to be replaced! Sleeping in human-sized holes left us sore and cranky…followed up with early morning/all day construction noise was absolutely uncomfortable. It really is a darling house, though, with great potential for family fun and beach memories to be made once nearby construction ends and management gives the home a thorough once-over.

Lovely stay in Balboa!
My family and I have been coming down to the area for the past couple years. It's always a time I really look forward to where we can all get together and relax by the beach. The house was really lovely and exactly as described and pictured. We enjoyed spending time at the house together, cooking, sitting outside in the yard, and walking to the beach a block away. For cooking, it was a huge plus that the kitchen was so stocked. We were super comfortable the entire stay except for one thing. The downstairs pull out bed was visibly dirty when we checked in. We discovered it late at night when everyone was already to go to sleep, and had to stay up late to wash everything downstairs ourselves.

We LOVED the location!
We had a fantastic stay! The location was perfect for us. Quiet street away from the spring break chaos, yet a quick bike ride or walk to town. Only a 2 min walk to the beach path and sand on the ocean side. Also, a quick 1 min walk to the bay side beach. We enjoyed being centrally located between the two piers with easy access to both piers by foot, bike, or skateboard. We really enjoyed paddling around the bay on the included kayaks. The house was well stocked with many beach chairs, one bike, boogie boards, beach towels, sand toys, and more. The kitchen was also well stocked with many spices, seasonings and other kitchen essentials that I was grateful I didn’t have to purchase. We were traveling with our college age kids and some of their friends and everyone had a fantastic time. The house itself is charming with a lot of vintage character. The upstairs bathroom is quirky and tight, but that wouldn’t keep me from highly recommending and coming back again and again.

We enjoyed our stay at this property due to its great location. Very cute neighborhood. The parking is challenging. The only place to park was in front of the garage since the street in front of the property was completely packed every day. The garage is not designed for parking unless you drive a very small car. Overall, a sufficient and accommodating rental.

We stayed in this property to revisit the place where my parents met and were married 54 years ago. The house was perfectly located in the middle of it all, and we were able to walk and ferry to most places we visited.

The location is perfect, nestled between the ocean and the bay. The neighborhood is quiet and peaceful. There are beach chairs and umbrellas, bikes and kayaks which is a thoughtful perk. The downside is that the space feels lived in and in need of updating and a thorough deep clean. And the layout is odd. The downstairs living room doesn't have enough seating. While the kitchen is well-equipped, it's a mish-mash of what appears to be decades of old stuff, like you're staying in someone's nan's house. The kitchen garbage can hasn't been cleaned out in a very long time. The bathrooms are laughably tiny. The upstairs living space is lovely. My favorite room. And the fireplace works up there. The beds are comfy. The instruction binder is thorough. The management company is really kind and responsive. For the very reasonable price, and the location, it is a fine place to stay. Just know before going that it's a solid B.
