HOME LOCATION
This property is centrally located on 44th Street North of Newport Pier. You can walk or ride bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.
For those of you with kids, West Newport Park is just a few blocks away with basketball, tennis, and racketball courts along with a full playground making this home an ideal location for families.
IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

Great place to for all of your beach going adventures. Equipped with SUP, boogie boards, and all the other beach accessories needed to have a great time

I had a great stay here in Newport. I am a heavy sleeper so staying next to the main road was not a problem and for those who are not they provide multiple types of earplugs.👍👍

This property is amazing, has everything needed for a great beach trip. The location is beyond ideal, 5min to the beach and another 5 to jack in the box lol. Keri was very friendly and responsive. Answered all my questions, made booking and check-in a breeze. Will deff be coming back!

Casa Surf

We loved our time at Casa Surf! The bedrooms were perfect. 2 full bathrooms The kitchen was well supplied. One block to the beach was fantastic Balboa is relaxed, shops close enough & we wish we could have stayed a lot longer And having a parking place in our own garage that was large enough for a regular sized car makes this a gem. The little park behind us was really nice, too.

Perfect location

Lovely access to the natural amenities - one block from the beach (a less busy area of it) and half a block from a small park and channel that gives access to the marina/harbor via the provided paddle boards (4). Coffee shop is a 3 minute walk away. A decent selection of beach gear (chairs, wagons, a small cooler, boogie boards, spikeball) were either left behind or provided by the host. If you are particularly sensitive to street noise it may not be great as you’ll want the windows open for cool air, at least during the warm summer months.
