We were asked our breakfast requirements and preferred time slot on check in which we were happy with as felt it saved on food waste if they know in advance what they’re serving. Location is ideal – just a walking distance from train station (some 10-15min) and all local amenities. We stayed in room No 8, bathroom was massive, great shower, Molton Brown toiletries, you just need to ask at reception if you run out. "Very friendly guest house - I was welcomed and made to feel at home straight away. I only stayed for one night as the Hilton Leeds (my usual place) was full. The room was small but tastefully decorated. The lounge is really nice with comfy seats. The breakfast was very good quality and well cooked. The whole experience was very relaxing and only 20 minutes from the city centre. Recommended."

"Room was really good and comfortable. Overlooked car park. Excellent bath/shower room. Didnt have evening meal as hotel had hen or stag party booked in. Also as I have limited appetite choice was restricted. Overall would certainly recommend staying here also dog friendly so daughters family could bring their dog and all atebrsakfast together"

"Easy to see why this property gets such amazing reviews! Lots of parking right outside (ensure to request a virtual parking permit in advance) - fabulously clean, room with an incredibly comfy bed (really important to both of us due to back issues). Shared bathroom no issues, spotless and no waits even tho the property was fully booked. Breakfast absolutely fantastic, people lovely, and a very short walk to the city walls thru the park. We will be back - fabulous stay - thank you!!"

"Guest house is lovely, arrival was smooth, car park was quite small and the driveway is very narrow not ideal if you have a large car as makes getting in and out difficult. Our double room was clean and nicely decorated, mattress was ok however the wooden bed frame was very creaky and we could also hear our neighbours bed too. The walls are quite thin and due to it being an older property floor boards creak. We were woken at 1am by guests in the room next door coming home, talking and walking...

"Nice house, rooms are clean, parking is easy, suitable for business travelers with a limited budget. The only problem is the front door lock is not working as it should, and since there's no reception, if you make three incorrect entries, you have to wait outside for 5 minutes before you can try again. If the weather is cold and you've come from a long journey, it tests your patience at the door. Apart from that, it's a comfortable house, I would recommend it if they fix the entrance lock.""

"The location is fabulous, the apartment is fantastic and amenities great. The beds were not great, very uncomfortable. They advertise luggage storage and before we checked in they stored our luggage and then took it to our room when the room was ready, that was awesome, but when we asked for luggage storage on our check out we were told we would have to pay. Staff were very friendly and helpful."
