This property was very clean and had a quiet, family feel. Staff greeted us warmly and assisted with a late dinner, then offered a delicious buffet breakfast. The beds were comfortable and the views were beautiful.

The property is looking very tired with marked, damaged and damp walls. The windows also have parts falling off of them. The beds were clean and comfortable and the staff were friendly enough. We also had a couple issues regarding breakfast.

Located on the shores of Lake Rotoiti, the hotel offers gorgeous views of the lake from some of the rooms as well as the restaurant. The hotel itself is located 16km outside Rotorua, so a car is essential. It has a great restaurant and bar - both with excellent service!

The hotel is a good 15 - 20 mins drive from Rotorua, the building is in desperate need of repair, everything is literally falling apart, the staff is okay but overwhelmed by the quantity of tourist. Otherwise, location quite nice, right on the lake shore and the sunrises are great.
