This property is located in the "The Cups" golf region. Rye features naturally contoured sand dunes that provide challenging play. The sandy soils allow for year-round golfing.

Shopping and Dining: The main concentration of shops is located east of Dundas Street, where you’ll find eateries, a major supermarket, and other retailers.
We are in a great location and only 5 minutes drive to Rye Beach!

This home is split into three levels: the entry level of the home features the laundry with washing machine and dryer.

As you make your way up the timber staircase you will find yourself in the hub of the home. An open plan kitchen, with u shape kitchen, breakfast bench and ample storage. A nice sized meals with a dining table for 6 and living space. Elevated ceilings, timber floors and glass doors that flows to the sun-soaked deck that is ideal for enjoying the sunrise or entertaining friends and family. A Retreat!

The Kitchen has an espresso capsule Coffee Machine (BYO Pods), gas stove and stainless-steel appliances with a double door fridge.

On this level you will also find the study with a very comfy Daybed, work desk and a screen.

The top level of the home boasts a second living space with feature barn door overlooking and a real fireplace. A second deck space with a tranquil pond. There is also a rear deck that is completely private and is a great space to enjoy the vistas adjacent to the fire pit area.

Bedrooms:
1st Bedroom: The master bedroom features a king size bed, walk in robe and ensuite with rain shower and full window overlooking a private garden, TV and ceiling Fan.

2nd Bedroom: 1 Double Bed with robes and portable Fan.

3rd Bedroom: a single bunk beds plus 1 single beds with robes
Bedroom 2 and 3 shares a bathroom with bathtub and separate toilet.

4th Bedroom: located on the first level of the house: features a daybed and a work station.

Extra bedding: the lounge has a double sofa bed. Please let us know if you will need this to me made up.

Rye Beach – 1.4km, 2mins drive from the property via Point Nepean Rd/B110 Dundas St, 1mins bus ride from Dundas St/Point Nepean Rd bus stop and 18mins walk from the property via Bay Trail and Dundas St. Due to its close nearby food to a camping area, ice cream parlors, restaurants, and cafes, Rye Front Beach is a well-liked tourist destination, especially during the holidays. All year long, the beach is great for strolling, and during the cooler months, when the wind picks up, kite surfers become particularly prevalent there.

Rye Pier – 650metres, 2mins drive via Point Nepean Rd/B110 and Dundas St. and 9mins walk from the property via Napier St. A well-liked recreational beach dive spot in Port Phillip is Rye Pier. The pier is home to Australian fur seals, seahorses, stingrays, spider crabs, squid, and scallops.

The Cups Estate – 5.9km, 7mins drive from the property via Browns Rd and Dundas St. The Cups Estate is located between Bass Strait and Port Phillip Bay. The Cellar Door offers breathtaking views of the nearby Moonah Links Golf Course, the vineyard, the olive garden, and the majestic dunes known as "The Cups."

Rye extends southwards across the narrow width of the Mornington Peninsula in this area, right down to the coastline fronting the open waters of Bass Strait. A pathway and steps extend from Tasman Drive down to the sandy bay at Number 16 Beach.
