"Check-in was nice and we were greeted with a warm welcome. There is no-where to get lunch however and the restaurant is closed on a Monday night which we weren't aware of, so had to drive out to get food in Spello near by. We had drinks around the pool which were slightly higher in price then we were expecting and had paid at similar properties. The rooms were spacious enough and clean, the "living room" was just a table and a chair and seemed a bit cold and pointless as a useable area...

"The property is well situated at the foothils of St Francis Cathedral. The room was quite cramped for 3 persons. The restaurant on site is great option for dining. Everything was superb, from the transfer via private boat to the warm welcome, from the wonderful rooms to the delicious food served at the Villa's restaurant. "We loved the location! Very near the Duomo in Orvieto, yet in a very quiet side street. Francesca was very professional and friendly. She made us feel welcome. Our room was simple, very clean and the bathroom had a BATHTUB, which I had requested. Most hotels and bed and breakfast in Italy do not have bathtubs. Breakfadt was perfect for us, continental, with good coffee."

"We arrived early and could check in. Used pool and jacuzzi overlooking Perugia. Lovely and relaxing at the end of the trip. First impressions of this ancient castle did not disappoint.
