Good to know before you book



Please note: This is a basement studio apartment situated beneath a Post Office. The bathroom ceiling height is 6ft 2 due to the basement level. The apartment is private, cool and away from street noise. The studio sits beneath a Post Office, so some daytime operational noise from above may occasionally be heard between 10AM and 5PM on weekdays. There is no lift access.



Sleeping

A king size bed in the sleeping area and a sofa bed in the living area, sleeping four in total, with hotel-quality bedding, smart lighting and a Smart TV in the living area.



Kitchen

Set up for proper self-catering — oven and hob, fridge-freezer, microwave, coffee machine, and the cookware, crockery and utensils to go with them.



Bathroom

A full-size bath with an overhead shower and a heated towel rail, at the 6ft 2 ceiling height noted above. Towels and toiletries are provided for every stay.



Laundry

A washer and a separate dryer sit inside the flat, with an iron and ironing board. On a long stay that saves you a launderette run.



Working

The dining table seats two and takes a laptop comfortably, and Wi-Fi runs throughout the studio.



Parking

There is no private parking. Street parking on Caledonian Road is limited to 2 hours and there is a public car park nearby, so we recommend arriving by public transport.



The studio works best for couples, solo professionals and small groups, and for anyone bringing a dog.



A guest who stayed here while working in King's Cross made a point of the kitchen being stocked — we leave oil, salt and pepper in the cupboard so you can cook properly on your first night.

Guest Access:

Guests have full and private access to the entire studio. You will not be sharing the flat with anyone else.



Self check-in is by lockbox. Before you arrive you complete a short online check-in through our guest portal — photo ID, our terms, and either a refundable deposit or a damage waiver, as set out in the house rules. Your access code and full arrival instructions follow once that is done.

The Neighborhood:

Caledonian Road sits in the heart of N1, one of London's best-connected neighbourhoods. King's Cross St Pancras is about a fifteen minute walk, and Coal Drops Yard and Granary Square — the shops, restaurants and canal side behind the station — are part of the same walk.



Closer to home there are independent cafes, restaurants and shops along Caledonian Road itself, and Islington, Angel and Barnsbury are all within easy walking distance for an evening out or a Sunday brunch. Camden Market, Regent's Canal and the Emirates Stadium for Arsenal matchdays are all close by.



Getting Around:

Caledonian Road & Barnsbury Overground is a 4 minute walk. Caledonian Road Underground on the Piccadilly line is about a 14 minute walk — one of London's most useful lines for both tourists and business travellers, with direct trains to Covent Garden, Leicester Square, Green Park, Heathrow Airport and King's Cross St Pancras, where you can connect to the Elizabeth line, the Northern line and Eurostar.



King's Cross St Pancras is about a 15 minute walk, or one stop on the Piccadilly line from Caledonian Road. Multiple bus routes run along Caledonian Road into the wider North London area.



There is no private parking at the property — public transport is the recommended way to arrive and explore.

HOUSE RULES — PLEASE READ BEFORE BOOKING



*No Parties or Events

Unauthorised parties or events are strictly prohibited. Any evidence of a party or gathering beyond the registered guests will result in immediate termination of the booking without refund and a £2,000 damage and remediation charge applied.



*Quiet Hours After 10PM

This is a residential area. Please respect quiet hours from 10PM onwards out of consideration for neighbours.



*No Smoking Indoors

Strict no-smoking and no-vaping policy inside the apartment. If smoking is detected indoors, a £1,000 charge will be applied to cover deep cleaning and remediation. An outdoor area is available for smokers.



*Noise and Air Quality Monitoring

The property uses noise and air quality monitoring systems. Evidence of parties, excessive noise or indoor smoking will result in immediate termination of the stay without refund.



*Stays Over 10 Nights

Stays over 10 nights require an additional housekeeping visit for an extra fee. Full details provided at booking.



*Online Check-In Required

The lead guest must complete our secure pre check-in form, agree to our terms, and provide a valid UK photo ID or passport before arrival. Access will only be granted once this is completed.



*Check-In and Check-Out Policy

Check-in: from 4PM

Check-out: by 10AM

Early check-in or late check-out: £20 per hour, subject to availability. Early check-in — 3PM £20, 2PM £40, 1PM £60, 12PM £80 (earliest 12PM). Late check-out — 11AM £20, 12PM £40, 1PM £60 (latest 1PM). Bookable instantly in our guest portal.



**Security Deposit OR Damage Waiver**



We require either:



A refundable security deposit of £300–£500 (depending on length of stay), OR



A non-refundable damage waiver charged at £25 per night, with a £50 minimum and a £100 maximum per stay.



The damage waiver is available on stays of up to 27 nights. For stays of 28 nights or more, the refundable security deposit is required.



*Pets

Pets are welcome with prior approval. A fee of £100 per pet per stay applies. Maximum two dogs or one cat.
