Budget Stay - Does what says on the tin.
The manager was very pleasant & trying his best with very limited staff due to COVID. Cheapest place near Brighton to stay for a gig that we were attending. Served us for what we needed. Half the price of staying in Brighton at the moment. The prices seem to be ridiculous at the moment. Place is a bit tired & needs some renovation, but as I said the manager is making the most of what has got there in these tough times. Drinks were considerably cheaper also.

Such a shame
Limited service due to current situation. Landlady made a meal and really felt sorry for her. Place could do with a spruce up and the outside makes the place look derelict and unloved.
We are repeat visitors to the Newmarket Inn and will continue to be so when we visit Brighton. The rooms are clean and comfortable and we always receive a warm welcome. We would recommend the breakfast - definitely worth it.
Extremely disappointed with the single room the size of a box room. No wardrobe only 3 hangers on a fixed hook arrangement on wall, patch of wallpaper peeled off on one wall. Overall very drab and in desperate need of update. The kettle provided was dusty. I could go on! Staff friendly, food okay. Would not stay again.
Hotel is right on the motor way, between the motorway and railway line. Very noisy. Bathroom suffers from damp as shower curtain does not function properly as too short. Not enough staff, so all in all very inefficient. Very disappointing

The staff was very welcoming and helpful! It’s nice having a 24-hour convenience store/ gas station next door. The WiFi was consistent and strong. The only down side was it was very difficult to get an Uber/ taxi to pick up from the Inn.

The Hotel is on a dual carriageway so depending on which way you are travelling can mean a trip to the next junction to turn and come back on yourself. No other places you can walk to except a garage.
My room was tiny 3m x 1.8m plus shower/toilet room which could have been cleaner!
Staff were friendly and the food was good 'pub-grub'.
Lovely, friendly welcome when we arrived at 10.30pm. Lovely, friendly welcome at breakfast time as well; the staff are the biggest and best asset this hotel has.
Our room was surprisingly big, the photos on the hotels.com site did not do it justice. We were comfortable and warm. The only downside was the very bright lights that shone through the window of room 12 throughout the night; blackout blinds most definitely needed

Great placement, shame about the road noise
I stayed at the Newmarket Inn while traversing the South Downs Way. The placement of the Inn is ideal as it is right on the SDW so requires very little deviation from the route. The staff are friendly and polite and incredibly helpful, I honestly can't fault their service and willingness to keep their visitors happy. The food was very reasonably priced and really hit the spot after a very long day on the trail. On the down-side, the rooms seem to act like a heat trap and this made it very difficult in the current heat wave that we're having. There's no air conditioning and no fan in the rooms, which means that the windows have to be left open, letting in the road noise from the nearby dual carriageway. The building is a bit old and run-down, but that doesn't bother me much. The bed was clean and comfortable. It's a real shame about the road noise, though, as it made it really difficult getting any rest.
We stayed here for the Brighton Marathon 2018 weekend. Amanda and her team could not have been more helpful. From giving us helpful travel tips to get into the city centre to putting on a special early breakfast sitting for the marathon runners. Nothing was too much trouble - thank you all so much for a great, stress-free stay. It was really appreciated.
We were pleasantly surprised in having our room upgraded on arrival free of charge. Was a beautiful room. Good decor and clean. We did not eat in the Inn as we had relatives to visit and eat with on our 2 day stop. Was a lovely quiet room despite being on the main Brighton Road, this is a good comment as we live in Cornwall very rurally and only four houses where we are, no street lights or traffic so surprised at quietness. Thank you for a lovely stay and the upgrade. Would certainly recommend.

Friendly staff, easy to find hotel, easy parking. Comfortable room, decent size with modern décor and bathroom. Its on a busy road (hence easy to find) and the double glazing is effective as I could barely hear any traffic. Thanks again. David

A reasonable place to stay
This place is a little way out of Brighton, so you do need transport. The people are lovely and friendly but we were disappointed now that they don't do the carvery but otherwise the food is very good esp the fried breakfast which is included in the cost. There is a lovely good size car park to park in.
The only fault is the road noise during the night if your in one of the front rooms.
