"The property and hosts exceeded all expectations. The warmth and hospitality of the hosts as well as the comfort of the property allowed us to enjoy Italy in a way that would have been impossible without staying there. Of all of the properties we have stayed worldwide this was the best without a doubt. We look forward to being able to return with our family."

"The house is really unique, spacious and well equipped. The kitchen area and garden have a rustic charm while the other levels reflect the local roman heritage with marble and frescoes galore. The house is very large and in a quiet neighbourhood with spectacular views over the surrounding hills. En suites are small but practical. On road parking is plentiful. Kitchen equipment is generous if a bit mix and match. TV and white goods all work well though wifi is a bit slow. Had a wonderful few days...

"This property was not convenient to all that we wanted to see in Rome. The house was not well stocked. There was no laundry detergent, limited rolls of toilet paper, limited amount of towels. and truly pitiful bed pillows Uber or taxi expenses were large."

"Two fantastic weeks in a truly beautiful location - surrounded by old olive trees and overlooking the LePini mountains. A lovely and considerate welcome from the owner who had kindly provided a fridge full of food and drink to get our holiday off to a good start. Always accessible and informative but very discrete - we hardly saw the owners around the property - really only when we needed to speak to them. Very comfortable and unique property - fabulously large pool. Cannot recommend this...

"The property is in a rural location offering seclusion, peace and quiet amongst absolutely stunning surroundings of tree-lined hills. The property consists of two buildings, each with two bedrooms. The main building is very spacious and offers a large, open-plan kitchen, dining-room, living room area complete with TV and table-football table. "Such a great place to stay. Very relaxing and the perfect way to decompress after being in Rome. Marco has a beautiful property and Suni was an all star in assisting us while we were there. Grilled steaks on the grill, pizza in the pizza oven. Steam rooms, gorgeous pool, and excellent kitchen to make home cooked meals each night. Hope to be back."

"We spent a very comfortable week in this lovely house. Alfonso, the owner, was a great host and was always responsive and helpful. The area where the house is located seems undiscovered but very beautiful and remains unspoilt by tourists. A day trip to Rome was very easy via a nearby railway station (€6 return). We are a family of 5, with three teenage/20's sons. We enjoyed the pool and ate all of our meals on the spacious balcony. The only things that could have been better were the coffee...

"We've had a lovely stay at this villa. Best way I can describe it is as an authentic Italian experience well away from tourists and the beaten track. Easy to get to Rome though ( train from Zagarolo ) and we can recommend the Hydromania water park too, a 40 minute drive away. We spent most of our time relaxing and the pool was brilliant for our children and we hardly spent any time indoors. A big thanks to the owner PierPaolo and to Angelo the gardener."

Stefania was an excellent host from start to finish, going above an beyond helping us to organise taxis on multiple occasions and offering advice on nearby restaurants and train stations. "Cute little place, had everything we needed. Close to a small market down the street to stock fridge and restaurants/places two streets away. Safe and quiet area reminded me of LA. Communication was immediate. Super close to the train station where you can also get the touring buses. Definitely pay attention to the instructions"

La piscine est un plus qui se complète avec les journées de repos Routes et chemins de montagnes, cela peut surprendre , il faut être à l’aise avec cette conduite surtout le soir … mais les petits villages qui les surplombent sont authentiques et magnifiques . "Me, my husband and 7 friends traced to Rome for the 2023 Ryder Cup. Although the perfidy the YS team disappointed us, the Italian villa in Albano Laziale did NOT. From the gracious hospitality of Ivano the owner, to the talented professional private driver and chef, our group was pampered and cared for during our entire stay. We created many fond memories in this charming and relaxing villa. We highly recommend it for family or friends seeking a fun Italian getaway."

Restaurants and supermarkets are within 5-10 minutes drive, and the train station at Colleferro (about 15 minutes drive) provides a train service into the centre of Rome. "If you want quiet and remote spot this is a perfect place. You will need your car as there are no taxis and train station is not that close on hilly road. Nice little getaway from all location. Hosts are very nice ans house is well kept."

"We had a really lovely time staying in this very expansive villa. The pool was fantastic and enjoyed by us on a daily basis. Being near Rome allowed us to site see the capital a few times. Being so close to Ciampino and its shopping facilities was also a big plus. Donatella was a fantastic host, alwasy responding promptly to our queries."

"I don’t even know where to start. What an exquisite property ! Sermoneta is truly divine. This property is absolute perfection. Owner is amazing. Regrettably, we couldn’t stay forever. But if I could, I would ! The perfect location, locals are amazing and the house is ridiculously perfect. We were fortunate enough to stay when the Jasmine was in full bloom. OMG ! The air was drenched in its aroma. Intoxicating! The house was amazing beyond description. Highly recommend !!!"

"Fantastic stay. A little out of the way but quiet streets, great cafe/restaurant, grocery store. Close to main train terminal. Clean, spacious apartment. Perfect for family of 4 with adult children. 2 bathrooms made getting ready a breeze. Definitely recommend"
