The Space:

A colorful, well-stocked home inside gated Indian Palms. The living room has velvet sofas, a smart TV and a fireplace, the dining table seats six or more with a high chair on hand, and the kitchen is fully equipped with island seating and a coffee maker.



The backyard is the centerpiece, with a private pool and hot tub, a gas BBQ, a fire pit, patio loungers, three bikes and outdoor games.

Bedroom 4: Twin daybed with trundle plus a twin-over-full bunk, great for kids.

Guest Access:

The entire home is yours: every bedroom and bathroom, the kitchen and all the indoor and outdoor living areas. You also get resort access as a community guest, including the shared community pool and fitness center.



The Neighborhood:

Indian Palms Country Club is a gated community with 24/7 security, golf courses, palm trees and Spanish-style homes, plus a clubhouse and the Hangar 19 Bar.



Empire Polo Club (Coachella and Stagecoach): about 5 minutes by car, or a 25 to 30 minute walk in festival season

Fantasy Springs and Spotlight 29 casinos: 15 to 20 minutes

Indian Wells Tennis Garden: about 20 minutes

El Paseo dining and shopping: about 25 minutes

Coachella Valley Preserve hiking: 25 to 30 minutes

Downtown Palm Springs: about 45 minutes

Getting Around:

La Quinta and Highway 111 are just a few miles away, with some of the desert's best shopping and dining. There's parking for up to four vehicles, and HOA rules don't allow street parking.

Please note that we require all guests to sign a liability waiver to stay in the home. This is a requirement of our insurance provider.



★ Does the property have a private pool or spa? ★

Yes - the home has a private pool and a private hot tub for the exclusive use of guests. The pool can be heated to a maximum of 82°F, which is a comfortable swimming temperature rather than spa-hot. Guests can also use the community pool, generally open 8:00am to 10:00pm - the HOA can adjust these hours, so please check the times posted at the pool during your stay.



★ What are the additional fees? ★

Pool heating is $60 per day, capped at $1,000 per month, and needs at least 24 hours' notice so we can check the system before you arrive. Hot tub heating is complimentary.



★ What is the parking situation? ★

There is parking for up to four vehicles. The HOA prohibits street parking, and violations risk a $200 fine as well as towing, which guests are liable for.



★ Is the property pet-friendly? ★

Unfortunately not - we are unable to accept pets at this property.



★ Are there any noise restrictions or quiet hours? ★

Yes - community quiet hours are between 10pm and 8am.



★ Is early check-in or late check-out available? ★

We are no longer able to offer early check-in or late check-out. If you would like extra time at the start or end of your stay, please book the night before or the night after - that way the home is yours for the whole day and there is no rush at either end.



★ Are there any restrictions on the number of guests or visitors? ★

Yes - we cannot have more people staying than the number posted on the listing. Parties and events are strictly prohibited. We require contact details for all adults staying at the property.



★ Is this a good property for events or celebrations? ★

No. Indian Palms Country Club is a residential gated community and parties and events are strictly prohibited. Guests looking for a peaceful, relaxing stay will love the home and the neighbourhood.



★ What supplies are provided? ★

We provide roughly a week's worth of essentials to get you started - toiletries, paper goods and basic cleaning supplies. For longer stays, or if you get through them sooner, you're welcome to top up with whatever you prefer.



Please keep the community pool key/fob in a safe place and return it to its designated location before check-out. Lost or unreturned keys/fobs are subject to a $250-$300 replacement fee.



The pool is professionally cleaned on a regular schedule. Due to occasional desert sandstorms, you may notice some sand or debris between scheduled cleanings. A small pool vacuum is provided for guest use if you'd like to freshen up the pool between service visits.

NON-SMOKING POLICY: This is a strictly non-smoking property. Smoking is not permitted anywhere inside the property or on the premises, including the garden and outdoor areas. If you wish to smoke, please do so on the street, away from the house.
