Experience panoramic vistas of the Yorkshire Dales at this magnificent 3-bedroom detached property. Bright dual-aspect rooms and expansive gardens. Versatile accommodation with a master bedroom featuring a king bed and 2 singles, convertible twin room to a king, and an additional single room. The bathroom boasts both a shower and roll-top bath. Ideal location for exploring The Yorkshire Dales. Optional Hot Tub facility available at a fee of £150 per stay. Ample parking

There are lovely villages in all directions that are close by. There are country pubs in Lofthouse, Middlesmoor, Wath and Pateley Bridge and a little further a field you have the fantastic spa town of Harrogate, Knaresborough, Grassington, Masham, Skipton, Leeds and York

The entrance to Reservoir View Holiday Cottages has clear signage elevated near the wrought Iron gates just before the village of Ramsgill. There is a cobbled driveway which has ample off street parking for many vehicles.

The Old Coach House offers a scenic lawned front area and a spacious private enclosed garden at the rear. You can enjoy vast space and privacy in an Area of Outstanding Natural Beauty, surrounded by stunning landscapes and wildlife. Located near the Nidderdale Way walking trail, you can explore walking, cycling, and motorbike routes. Nearby villages offer country pubs and restaurants, while the town of Pateley Bridge, just 5 miles away, boasts dining options and independent shops with local produce

A vehicle will be required to get to the property. Public transport is available in the nearby town and taxi companies are available, but infrequent so having your own vehicle will be desirable for exploring the lovely countryside.

** Important Booking Information – Insurance Compliance Required**
To protect our property and ensure a smooth stay for you, we’ve partnered with Know Your Guest by Superhog/Truvi, a trusted vacation rental guest-screening provider backed by insurance.
As a condition of our insurance coverage, all guests must complete an identity verification process through Know Your Guest.
You’ll receive a secure link via email or message shortly after booking – please complete this within 24 hours to avoid cancellation.
You will also be required to choose one of the following:
* Pay a refundable £500 deposit (includes a small admin fee of 2% in the UK), or
* Purchase a non-refundable £40 damage waiver, which provides insurance-backed protection against accidental damage during your stay.
These steps are mandatory and in line with Airbnb's policy allowances for insurance compliance.
We also recommend travel insurance to cover any unexpected changes to your plans.

Hot Tub – Optional Extra
The hot tub can accommodate up to 6–7 people. As not all guests wish to use this facility, it is offered as an optional extra at a flat fee of £150 per stay.

If you'd like to include the hot tub during your visit, please indicate this when booking via message or by visiting the electronic guidebook emailed to you after booking. Payment and notification is required at least 7 days prior to arrival.
For safety, no glassware is permitted in or around the hot tub.

Pet policy:
Dogs only, up to £20 per dog. 3 dogs maximum. Dogs must be well-behaved.

It's just been renovated to an very high standard and is a very warm, cosy and welcoming place! It has stunning views of the reservoir and countryside. Sally, the owner, was great and helped us instantly on whats app with anything we asked her about. Can't recommend this place enough and we will definatley be back asap!!! Thanks again Sally for a brilliant holiday!
