About this property

Lenny Ranch - 7 Acres + Waterfront

  • Summary:

A newly renovated 3-bedroom century farmhouse on 7 private acres with waterfront on Hay Bay, surrounded by orchards, mature trees and nature trails. Wake to freshly brewed coffee with lake views from the back deck, then linger over breakfast while you watch cows grazing in the neighbouring fields. Spend the day exploring Prince Edward County, from Picton and Bloomfield to Sandbanks and Wellington, before coming home for a BBQ, a firepit under the stars, or a cozy evening by the indoor fireplace.

    The Space:

Escape to Lenny Ranch, a newly renovated 3-bedroom century farmhouse set on 7 private acres near the southern shore of Hay Bay. The property features a manicured trail down to the waterfront (about a 2 to 3 minute walk from the house), more than 60 established fruit and nut trees, nature trails, and a peaceful rural setting right on the cusp of Prince Edward County.

This 3-bedroom farmhouse is surrounded by the kind of landscape that invites you to slow down. Start the morning with coffee on the back deck, or sit down for breakfast by the south-facing windows and watch the cows graze in the neighbouring fields. It is quiet, open, and full of small country moments that are easy to settle into.

The property has been thoughtfully cultivated over the years, with apple, pear, plum, cherry, walnut, and hazelnut trees, along with grapevines, berry bushes, and native trees and shrubs throughout the land. In season, guests can wander between the trees in the orchard looking for ripe fruit, walk the trails down toward the lakefront area, or explore the open lawn and natural pockets of the property. In spring, they may even spot morel mushrooms growing on the land.

Inside, the home has been thoughtfully updated while keeping its farmhouse character intact. Guests will find 3 comfortable bedrooms, 2.5 bathrooms, a fully equipped kitchen with dishwasher, two living areas, laundry, and plenty of room to relax after a day by the water or exploring nearby Prince Edward County. Two of the three bedrooms have AC for those hot summer nights, and every room comes with a standing oscillating fan too. Guests can put on a record, browse the vinyl collection, settle in with one of the classic DVDs, or gather around the fireplace in the cooler months for a slow, cozy evening with family and friends.

Take advantage of the property's many quiet corners, whether that means stretching out with a book beneath the trees, enjoying a leisurely meal outdoors, or simply listening to the sounds of nature from the deck. A manicured trail leads from the house down to the waterfront, about a 2 to 3 minute walk, where you can watch the sunset over Hay Bay or spend an evening around the outdoor firepit beneath a canopy of stars.

Located 10 minutes from the Adolphustown ferry, the farmhouse makes an easy base for day trips to Picton (25 minutes), Bloomfield (35 minutes), Wellington (40 minutes), Sandbanks Provincial Park (40 minutes), local wineries, breweries, cideries, restaurants, farm stands, and beaches. Mackinnon Brothers Brewing is also nearby (10 minutes), with local beer, farm country charm, and regular live music on weekends. Downtown Napanee (15 minutes) is close by for groceries, coffee, shopping, and everyday essentials.

We spray the exterior of the house quarterly, so the house itself is typically bug free. Step outside, though, and you're in nature's territory, and we've genuinely come to love that. Lenny Ranch is one of the few properties in the area where you can still catch fireflies lighting up the fields at dusk, a small piece of magic that reminds us why we fell for this land in the first place. Come summer evenings, we'd encourage you to sit out on the deck and watch the show. We recommend packing bug spray, just in case the rest of the insect world wants in on the moment too.

Perfect for couples, families, small groups, and remote workers, Lenny Ranch is a place to slow down, spread out, and enjoy the rhythm of the countryside without being far from the best of Prince Edward County.

    Other Things to Note:

There are window air conditioners in 2 of the 3 bedrooms, but no central air conditioning.

Before booking, please note two important things about this property:

The waterfront sits about a 2 to 3 minute walk from the house, down a manicured trail rather than right off the back door. It's a natural shoreline, not a groomed beach, so adventurous guests who plan to swim should be comfortable with natural lake conditions. Since we're surrounded by so many natural beaches, we'd encourage guests who want a proper day in the water to venture out to local spots like Sandbanks Provincial Park, North Beach, or Wellington Beach, all within easy reach and perfect for a classic beach day.

Bugs are part of the deal out here, just not inside the house. We spray the exterior quarterly, so the house itself stays largely bug free. Step outdoors, especially in the warmer months, and you're back in nature's territory. Pack bug spray if you plan to spend evenings outside.

The property uses well water and a septic system, so we kindly ask guests to be mindful of water use. Please do not flush anything other than toilet paper, and do not pour oils, grease, food scraps, or other food waste down the drains, as this can affect the septic system.

For guests looking for a classic beach day, Prince Edward County and several beautiful beaches are just a short drive away. This property is best suited to guests who appreciate nature, privacy, rural charm, and the occasional reminder that they are staying in the countryside.
