Colorado stays booked by December 31, 2026 qualify for a complimentary stay of up to seven nights at Casa Vista Belize, our beachfront property on Caye Caulker. $5,000 or more in Colorado base rent earns the two bedroom beachfront unit downstairs. at no additional charge.5,000 or more across any of our four Colorado homes earns the whole Belize property: the six bedroom Main House upstairs plus the two bedroom unit downstairs. Belize dates are subject to availability, and guests cover their travel costs.



CONDITION, MAINTENANCE AND REMEDIES



PROPERTY ACCESS AND MAINTENANCE

We maintain this property actively. Routine maintenance, grounds work, snow removal and trades access occur during stays, both inside and outside the home. Booking this property is not a purchase of exclusive privacy.



WILDLIFE AND SETTING

This is a rural mountain property. Mice, insects and other wildlife exist here and are not a defect. Please tell us if you see any so we can respond. Their presence is not grounds for a refund.



REPORTING AND OPPORTUNITY TO CURE

If something is not right, tell us during your stay so we can fix it. We respond quickly and we would rather solve a problem than hear about it after you leave. Issues first raised after checkout, or raised during the stay but not made available for inspection or repair, are not eligible for any credit.



MAXIMUM CREDITS CONSIDERED

Where a total failure is reported promptly and we are given access to repair it, the following are the maximum credits we will consider. These are maximums, not entitlements, and they apply per stay.

• All hot tubs out of service for the stay: up to $100

• All refrigerators out of service for the stay: up to $200

• No hot water, not repaired within a reasonable time after it is reported: up to $100

• No clean performed before arrival: we will clean within 4 hours, with a credit of up to $200 or one night's rate, whichever is less. If you choose to clean yourself instead, the credit is the greater of $200 or the cleaning fee paid.



A single hot tub or a single refrigerator out of service does not trigger a credit. We generally have an additional room available if an amenity in a particular room is unavailable. There is no credit for a power outage, for an internet or utility interruption outside our control, or for weather and road conditions.



EVENTS

Weddings, parties and events are not allowed at this home. If an event is held during your stay, you will be charged the difference between the amount you paid and the applicable event rate.



MORE THAN ONE HOUSE BEHIND YOUR STAY

Because we own and care for several large homes in Grand County, if something unexpected ever made your house unusable, we can usually move your group to one of our other homes nearby, subject to availability. Larger groups can also book more than one home together.



WORK CREWS AND CONTRACTORS

Work crews are welcome on monthly stays, Sunday through Thursday, with the best pricing on weekday contracts. Monthly rates start around $12,000 for up to 8 workers. Message us with your crew size and dates for a quote.



REVIEWS

Our reviews are real. We have never paid a guest to remove or change a review and we never will. We respond to genuine feedback, good or bad. Where a review contains statements that are demonstrably false, we dispute it with the platform rather than pay to make it go away, and we do not respond publicly while that dispute is pending.
