"The place was nice all redone and new. And parts were still under construction. But the only problem we encountered was the check in process. We could not find anyone when trying to get our room or code to get in. and email check in time and texted time were different times. Other then that all good "

Clean & Cozy

"Very clean apt. Parking was great, right on premise. Great location, walking distance to downtown Ipswich, which is very historical & nice town with a few places to eat, have drinks. We enjoyed the 5 Corners Cafe for breakfast. Had dinner at The Brown Dog, staff at both places were very friendly and food was very good! Where we stayed was everything the owner said it was. Third fl apartment. Nice deck on the roof. Kitchen was perfect with all the ameneties. There were two very comfortable and clean bedrooms, one bedroom has sloped ceilings so you have to pay attention and so you don't hit your head. The living room was comfortable with a large smart tv. The only thing I will warn you about are the to accesses to the apt. Inside steps are very steep in a tight hall. The other access is a narrow and steep spiral staircase. But these things are mentioned clearly by the owner so, no surprises. We had no issues with this. Owner was very friendly and responsive. I recommemd this place!!"

Anniversary Visit to Ipswich

"Moot Point was the perfect coastal retreat for my husband and I to celebrate our 15th wedding anniversary! The location on Great Neck is peaceful and quiet, with local wildlife surrounding us. The house is adorable and as advertised - very cozy and comfortable with everything you need - and the deck and view from the backyard is stunning (especially the sunsets!). Moot Point is conveniently located to Cape Ann, Rockport, Newburyport, and Plum Island (to name a few). Denise was wonderful and very responsive. We can’t wait to return! "

"This property was perfectly located for our group. It was clean and had all the things you might need in a temporary rental. All members of the group, 4 generations, walked to local stores, restaurants, or just to enjoy the surroundings. Ipswich is a lively little town during the day but a very short walk or drive will take you to a quiet street filled with very very old houses or beautiful farmland or natural areas. If you are looking for a very quiet spot this might not work but it was perfect for us between pre wedding, wedding, and post wedding family activities. "

Spacious Beach House with Spectacular Ocean Views and Private Beach Access

Lovely Views from the Porch

"We spent a lovely girls week along the North Shore, with this beautiful little beach house as our home base. It was a little step back in time, which was just what we midwest girls were looking for. Hosts were responsive and helpful, cottage was clean and well-stocked. We were up high enough to get all the views of the ocean and sound, yet just a short walk to the rocky beach, and a few blocks to a sandy public beach. We had unseasonable cold while there, but stayed warm with the fireplace and room heaters, and enjoyed watching the storm and waves. Did not use any beach items, but the house was well-stocked. Modern appliances in great working order.*washer and dryer are in the basement, accessible only through outside doors. Stairs inside are narrow and bathroom spaces typical of an older beach home."
