The main living area seamlessly combines a full kitchen, dining space, and a cozy living room, creating the perfect setting for cooking, dining, or unwinding after a day of exploring.

TERMS OF RENTAL AND HOUSE RULES
HOUSE RULES
Thank you for booking our vacation rental. You have accepted and agreed to the House Rules by signing this agreement.
The lead guest will be accepting these terms on behalf of any other guests staying at the property and is responsible for the conduct of all guests and will be responsible for all payments.
1) Communications and payment
While many guests prefer to communicate via text/SMS/social media, we will only officially communicate through the OTA/channel you originally booked with. As a convenience, we will do our best to copy all messages to text/SMS/social media although this is unofficial communication. Likewise, we will not request or receive payment for any service etc via anything other than the OTA/Channel, or our credit card processor, Stripe. The lead guest is responsible and agrees to pay all fees on behalf of his/her group. By renting through any of our channels (ie Airbnb, VRBO, direct booking etc) or by purchasing additional services such as, but not limited to early check in/ late check out, you agree that you are the lawful card holder and are authorized to make purchases. Chekin sofware does not allow for pricing in Canadian Dollars and therefore the equivalent USD pricing is displayed.
2) Early Check-Ins
During the check in procedure, you will be offered an early check in. Once we receive the request, we will verify that it does not conflict with another request and that our cleaning team is able to accommodate your request. Due to scheduling requirements, we may not be able to confirm until close to the date of check in or check out. Early Check ins are not guaranteed until confirmed by our cleaning team. Failure of the guest to arrive at the correct address or to utilize an incorrect door code etc does not indicate that an early check in was not provided and is not grounds for a refund.
3) Late Checkouts
Late check outs must be requested, approved and paid for prior to your check out time. If you stay past your standard 10:00 am check out time without our prior approval, you will automatically be charged for the next nights’ stay at the listing’s undiscounted full price.
4) Cancellation/Refunds
We are limited by the cancellation policy of the OTA/Channel you have booked through. As we are not a large scale hotel, when a guest books a unit, that unit is taken off of the market and no other traveller is able to see or reserve it. For that reason, Guests will be responsible for any fee(s)/rates associated with their booking until the originally scheduled check out date or until we are able to rebook with another guest. The cancellation policy of your particular OTA or channel should be referenced for details. We reserve the right to address any concerns before acting on or approving a cancellation and will make our best effort to work with all of our guests requesting a cancellation. We encourage all guests to purchase or use trip cancellation insurance via their credit card or other supplemental provider.
Any requests for a refund of any fee associated with the booking must be received by SmartSuite Executive Rentals for review within 30 days from the date of Check in. Refunds after 30 days are solely the decision of SmartSuite Executive Rentals.
5) Security Deposit
Guests are required to leave a security deposit prior to being issued access instructions. Guests acknowledge that the channel they have broke through require a security deposit. All funds will be returned and any credit card hold released after the guest has left provided that no damage to the unit has been documented. This process is automatically completed and should be returned per the terms and conditions of the Chekin Software or through the credit card which the deposit is collected. Any charges to the security deposit will be solely determined by the host. The guest agrees not to dispute these charges.
6) Grievances
If you have a concern about any aspect of the property (i.e., amenities, cleanliness, etc.), we are committed to remedying the situation as long as we are notified immediately. Upon notification of a complaint to the
OTA (channel that you made your booking through) and/or to us, you are granting us with the right to access the property to allow us to resolve the issue and/or concern. Access will not be denied to remediate any issue. Requests for compensation that are given at the end of the stay or when the opportunity to remediate the situation is denied by the guest will be refused. We will do our best to not be disruptive when resolving any issues and will work to solve any issues as quickly as possible. Timing may be out of our control as sometimes we rely upon third party vendors and contractors to complete service where required by the host.
7) Damages
Accidents happen. In the event you have broken or damaged something (no matter how small), we appreciate you reporting it to us immediately so we can prepare to remedy the situation for you and/or our next guest. You may be offered the option of leaving a damage deposit or a damage waiver during our check in process. This does not limit your liability to cover damages over the amount selected. Damage deposits will be returned as per the terms of the software used to collect the deposit (normally 15 days). Any funds retained by the host will be a the discretion of the host in order to repair/replace any damage to the unit or it`s furnishings etc.
8) Maintenance
Please understand that we are at the mercy of the building’s maintenance team for all requests. If we are unable to fix any item(s) (i.e., blinds, curtains, lightbulbs, dishwasher etc.) before your check in, it will be reported to the maintenance team for them to address. They will address all issues in priority sequence and this may not occur during your booking. Any in-stay maintenance required may be completed at any time that we can schedule someone to attend to the issue. We will do our best to limit this to reasonable times of day and will notify you before entering. Access to the unit can not be denied.
9) Cleaning
Although we employ professional cleaners, sometimes items are unintentionally missed. We will always send a cleaner out to address any occurrences and you will allow us to rectify the situation prior to initiating an action through the OTA/channel you booked with. During such an occurrence, we are limited to the schedule of the cleaning team and we will both work as hard as possible to get someone out to the unit as quickly as possible. Although, it is not required, it is greatly appreciated if you start a load of laundry and the dishwasher prior to your departure. This greatly assists when there are early/late arrivals and departures.
10) Pets
We allow at most of our properties with an additional pet cleaning fee. Pets must be registered with the OTA/channel you booked through when you make the booking. If you have missed registering your pet, you must notify us. We restrict pets to a maximum of two dogs (NO CATS allowed /allergic to cats) and guests are responsible for any damage caused by pets.
