🔑 Guest Access
Please use only the first-floor kitchen for cooking. The second-floor kitchenette includes a coffee machine for your convenience.
Self check-in is available via smart lock.
For your peace of mind, the property is equipped with four exterior security cameras covering the entrances and driveway. There is also one additional camera located in a locked utility room, which is not accessible to guests.

The hot tub is currently undergoing maintenance, and we cannot guarantee it will be operational during your stay. If this is a concern, we understand if you'd prefer to cancel your reservation.
📋 House Rules
- Maximum occupancy: 10 guests, including children. Prior approval is required for additional guests. Unauthorized guests will result in a $500 per person, per day fee.
- No pets
- Quiet hours: 9:00 PM – 8:00 AM
- No parties or events of any kind, including graduation or birthday celebrations
- No commercial photography or filming
- No smoking (of any kind) in or around the property—including the porch, driveway, backyard, and patio
- No outdoor shoes indoors – shoe covers are provided
- Please close all windows and doors when leaving
- Turn off all lights when not in use
- Do not dispose of food down the sink drain
🚫 Violation of any of the above—especially regarding unauthorized guests, pets, parties, or smoking—will result in immediate cancellation of your stay without a refund.
🔥 Sauna Use Guidelines & Waiver
By booking this property and using the sauna, you and all accompanying guests (referred to as "users") acknowledge and agree to the following terms:
1. Health Advisory
Consult your physician before using the sauna, especially if you are pregnant, have cardiovascular conditions, or are under the influence of alcohol, drugs, or medications that may impair your ability to safely use the sauna.
2. Age Restrictions
- Children under the age of 13 must be accompanied by an adult at all times in the sauna.
- For safety reasons, children under the age of 8 are **not permitted** to use the sauna.
3. Time Limit
- Beginner: 5-10 minutes
- General Recommendation: 15-20 minutes
- Experienced users: Up to 30 minutes or longer if well-hydrated and healthy
It is recommended to take breaks between sauna sessions to cool down and rehydrate.
4. Hydration
Drink plenty of water before and after using the sauna to stay hydrated.
5. Prohibited Activities
- Substances: No alcohol, drugs, or medications should be consumed or used in the sauna room or while using the sauna.
- Exercise: Engaging in physical activity within the sauna is prohibited, as it can strain the circulatory system and increase the risk of fainting.
- Food and Drink: Eating or drinking any food or beverages in the sauna is not allowed.
- Jewelry: Dangling jewelry should be removed to prevent burns.
- Heater: Do not place anything on the sauna heater at any time.
- Clothing: Do not use the sauna to dry clothes, swimsuits, or towels.
- Pouring Water: Do NOT pour water directly on the sauna rocks or electric coals, as this can be dangerous.
- Cell Phones: Cell phone use is generally prohibited in sauna areas.
- Photography/Filming: Photography or filming is not permitted in the sauna.
- Reading Materials: Newspapers or other reading materials are not allowed inside the sauna.
6. Liability Waiver
You use the sauna at your own risk. The host is not liable for any injuries, accidents, or health issues arising from sauna use.
7. Local Compliance
The sauna complies with Massachusetts regulations, including the Massachusetts Building Code (780 CMR) and the State Sanitary Code (105 CMR 435.00), which govern construction, ventilation, and safety standards.

💦 Hot Tub Use Guidelines & Waiver
By booking this property and using the hot tub, you and all accompanying guests (referred to as "users") agree to the following terms and conditions:
1. Assumption of Risk
You understand that the use of the hot tub involves inherent risks, including but not limited to slips, falls, drowning, burns, or other injuries. You and all guests using the hot tub do so at your own risk. The property owner and host are not responsible for any injuries, accidents, or health issues arising from hot tub use.
2. Health and Safety Guidelines
Consult Your Doctor: You and all guests should consult with a physician before using the hot tub, especially if you are pregnant, have heart disease, high blood pressure, diabetes, or any other health concerns that could be affected by hot water.
Children: Children under the age of 13 must be supervised by an adult at all times. For safety reasons, children under 8 are not permitted to use the hot tub.
Alcohol and Drugs: Alcohol and drugs can impair judgment and physical ability, and their use in or around the hot tub is prohibited. Using the hot tub while under the influence of alcohol or drugs is dangerous and increases the risk of accidents.
3. Proper Use
Capacity Limit: The indoor hot tub is limited to 3 people at a time. Please ensure that you and your guests do not exceed this limit for safety and comfort.
Time Limit:
- Temperature:
Lower temperatures (like 98°F) allow for longer soaks, while hotter water (104°F) requires shorter sessions (15-20 minutes).
- Health Conditions:
Individuals with high blood pressure, heart disease, diabetes, or circulatory problems should consult their doctor before using a hot tub and may need to limit their time to 15 minutes.
- Age:
Children under 12 should be supervised and limited to 5-10 minutes in hot tubs at 104°F or 15 minutes at lower temperatures.
- Pregnancy:
Pregnant women should keep the water temperature at 101°F or below and limit their time to 10 minutes,
Cleanliness: Please shower before entering the hot tub to help maintain water quality. Do not use the hot tub with lotions, oils, or other substances that may contaminate the water.
No Diving or Rough Play: For your safety, diving, jumping, or any rough play is not permitted in the hot tub.
4. Liability
You, the guest, and all accompanying individuals waive any claims against the host or property owner for injuries, damages, or losses incurred as a result of using the hot tub. The property owner and host are not responsible for any personal injury, health issue, or property damage that may occur during or after use of the hot tub.
5. Supervision and Maintenance
You are responsible for ensuring that all users follow these safety guidelines. If the hot tub is not functioning correctly or needs maintenance, please inform us immediately.
6. Compliance with Local Laws
This hot tub complies with Massachusetts state regulations, including but not limited to the Massachusetts State Sanitary Code (105 CMR 435.00), which governs public and semi-public bathing establishments, and the Massachusetts Building Code (780 CMR) for safety standards related to hot tubs and spas.
