The apartment is located in the countryside, yet you can reach by car for example in

10 minutes the Warmbad thermal spa centre.

This is a bright, loft-like top floor flat with a simple but modern ambience. From the high-quality kitchen to the spacious bathroom and the stylish furnishings, there is hardly anything left to be desired here. The high balcony completes the overall picture and invites you to take a deep breath with an impressive view of the Karawanken mountains.

Additional costs - we ask our guests to deposit the amounts in cash at the latest at check-out in the flat:

(1) According to the regulations of the city of Villach, we are obliged to pay a total tax (= local tax + accommodation tax) per guest and per night.

(2) The fee for the final cleaning depends on the length of stay: up to and including 3 nights: € 29 | from 4 to and including 6 nights: € 39 | from 7 nights: € 49

Plant service appointment for stays of MORE than 6 nights:

Houseplants* have a special place in our oasis.
They are known to have a positive effect on health**, but they also need care.
For this purpose, there is a service appointment once a week.

Guests are informed of this in good time and do not have to be present!
The disruption is balanced out by the disposal of the rubbish produced and the replenishment of consumables offered (coffee, shampoo, etc.).

When booking, you automatically agree to comply with the following house rules:

Pets are unfortunately not allowed in the flat.
The accommodation is not suitable for infants and children under the age of 12.
Parties and events of any kind are not permitted.
Commercial photography and filming are not permitted.
Smoking - including e-cigarettes and vaporisers - is only permitted on the balcony. Please do not smoke in the flat or in front of the house.
The maximum occupancy of the flat is 2 persons.

Departure before 11:00

Additional rules
The guest register (digital/analogue) must be completed by the time of check-out at the latest, and the additional costs (total tax & final cleaning fee) must be left in the flat.
When leaving the flat, please lock all windows and switch off all electrical appliances and lights.
Open fires (e.g. candles) are not permitted in the flat or on the balcony.
Please refrain from watering or cutting back plants.
When leaving the balcony, please always close the parasol.
Please dispose of dryer lint and feminine hygiene products in the rubbish bin only.
Please remove street shoes in the entrance area.
Please only enjoy television and music at room volume.
Rearranging or moving furniture is not permitted.
Please open and close the 3-part sliding glass door carefully and slowly.
In winter, please remember to turn off the radiators when airing the room.
Should any damage occur, please inform the host or co-host immediately.
