PLEASE READ PRIOR TO BOOKING:
ALL GUEST(S) AGREE TO VRBO AND OUR RULES WHEN BOOKING:

1. Age: The reserving responsible guest must be 25 or over.

2. Identification: We reserve the right to request a government issued identification for the reserving responsible guest.

3. Occupants: All occupants, guests, and visitors, must be listed; no one who is not listed is allowed on the property.

4. Smoking: No smoking or vaping is allowed in the interior of the premises, nor by or inside the pool and hot tub. Smoking on the grassy area is allowed if more than 100 feet from the house, provided all cigarette debris is picked up. Smoking violations will result in the forfeiture of your entire damage deposit, plus a separate cleaning charge.

5. Parties: No parties involving outside guests nor unauthorized parties are allowed, unless prior written approval is obtained from your host for the event. NO ILLEGAL DRUGS are allowed on the property.

6. House Rules: All individuals on our property agree to comply with all of our house rules, at all times; a copy of the house rules is available prior to booking to ensure all guests will be able to follow all rules.

7. Pets: Pets are allowed, subject to the following:
a. There is a maximum of two (2) pets allowed (no exceptions);
b. All pets must weigh 30 pounds or less;
c. Every pet must be fully house-trained;
d. All pets must be listed and identified prior to arrival;
e. Pet waste must be picked up immediately.
A violation of pet rules will result in the forfeiture of your entire deposit, plus a fee of $1,000, and a separate cleaning fee to be determined by your host, if it is required.

8. Locals: We reserve the right to ask the reason for any reservation, including by a local, to ensure that our rules will not be violated and to prevent any unauthorized events/parties.

9. Swimming Pool/Hot Tub:
a. There are separate written rules and conditions for the swimming pool and hot tub which all guests must agree to follow. There is also a waiver and release of liability which all guests review and the booking itself is subject to these terms and conditions.
b. All individuals utilizing the pool or hot tub assume all risks associated with the use of the same, including the risk of injury or death. NO CHILDREN MAY BE LEFT UNATTENDED AND ALL CHILDREN MUST BE UNDER ADULT SUPERVISION AT ALL TIMES.

10. Snake River Canyon: The property has a breathtaking view of the beautiful Snake River Canyon, which we believe is the best view available in the Magic Valley. All guests must be of sufficient age and mobility to safely view the canyon. There is a separate waiver and release of liability for the risk associated with the canyon.
