"This is a lovely place with the view and sheep exactly as described. Outside, the location was easy to find, access was easy and the driveway easy to navigate, with room for three point turns at the bottom. Inside, the house is spacious and well equipped in almost every respect. One omission though - and it is worth noting that we visiting in mid-winter - there were not heaters in every room. One of the bedrooms had no heater, and also none of the beds had electric blankets. Kiwis probably are used to such things, but foreign visitors might not enjoy cold nights and getting between cold sheets in a cold room quite so much! ;) The flipside of that is, I think, that the two heat pumps may or may not double as a/c cooling units in summer, and again, while Kiwis might be happy sweltering in the Rotorua summer heat, American guests in particular might be less pleased about this. Check the listing and ask the owner if the heatpumps cool as well as heat if that is important to you.We also took advantage of the 10% discount code provided for the ziplining tour on the brochure rack inside. Highly recommended.Overall, this was by far the best and "nicest" of the three Bookabach properties we stayed at during our 12 days touring around."

"Our stay was enjoyable, quite and easy to find. It was close enough to Rotoruas main attractions without having to travel far but nice not to be in busy main town, when u are used to the quite country. the cottage had everything we needed and communication was easy. Would recommend it to others and would use again ourselves."

"Everything was clean and easy to find. The driveway takes a little figuring out, but once you figure it out it is easy enough. One nice little feature was the plug adapter in the Master Bathroom for US appliances. The views of Rotorua are really nice. We only stayed a couple of nights but would have been happy to be there for a longer stay."

"A lovely homely house, with stunning views across the park and city to the lake. House was warm, beds were comfy, shower was hot! Driveway is very steep but we just parked on the road. It's a quiet, safe neighborhood so that wasn't a problem. Autumn colours in the park next door were incredible!!"
