Entertainment Tech: Relax in front of our Smart Roku TVs (65" in the living room and 50" in the Master). Please note: guests use their own streaming logins; cable/satellite is not provided.

The long driveway provides ample parking for your group. You are located in a sweet spot that feels tucked away in nature but is only a short drive to the Parkway, Dollywood, and the Great Smoky Mountains National Park.

The entire cabin and its private outdoor spaces are yours to enjoy! We pride ourselves on being available 24/7 via message. We are committed to fast, friendly responses to ensure your stay is seamless from check-in to check-out.
House Rules & Safety: * No Pets: We maintain a strictly pet-free environment to accommodate guests with allergies.
Age Requirement: Primary booker must be 25+.
Security: Exterior cameras monitor the driveway and entry doors for your safety.
THE FINE PRINT: POLICIES & AGREEMENTS
By confirming your booking, you agree to the following terms. Please read carefully.
CANCELLATION & DATES
We adhere strictly to our cancellation policy to maintain the viability of our operations. This includes cancellations due to weather, power outages, or personal emergencies. We highly recommend purchasing travel insurance. Requests to change dates are treated as cancellations.
Holiday Note: Check-outs are not permitted on Thanksgiving Day or Christmas Day. If booked, you will be required to adjust or cancel.
CABIN RENTAL AGREEMENT
1. Smoke-Free Zone: Smoking/vaping is strictly prohibited inside. Evidence of smoking results in a $200 fee.
2. Occupancy: Only registered guests are permitted overnight. Do not exceed the occupancy limit.
3. Neighborhood Respect: Quiet hours are 10:00 PM – 8:00 AM. This is a family home, not a "party house."
4. Liability: Owners are not responsible for accidents, injuries, or loss of valuables. Guests assume all risks associated with the property and amenities (hot tub, etc.).
5. Care of Furnishings: Keep all decor and furniture in good order. Removing items from the cabin is prohibited.
6. Pet Policy Violation: Bringing a pet results in immediate eviction without refund and a $200 fee.
7. Parking: Stay within designated areas. Do not block the road or use neighbors' driveways. Towing is at the owner's expense.
8. Check-In/Out Times: No early arrivals or late departures without prior written approval. Unauthorized late check-outs are charged at $50 per half-hour.
9. Housekeeping: We provide luxury start-up supplies (TP, soap, etc.), but for longer stays, you will need to supplement your own.
10. Septic Care: DO NOT FLUSH anything but toilet paper. No feminine products or grease down the drains. Damages can reach $1,000.
11. Hot Tub Safety: Adults must supervise children at all times. Do not sit or stand on the cover (replacement costs are high). The tub is sanitized between every guest; it may take a few hours to reach full temperature on your first night.
12. Mountain Roads: Roads are gentle, but we recommend 4WD during winter months. No refunds for road conditions or storms.
13. Forgotten Items: A $75 fee applies for our team to retrieve and mail forgotten items.
14. Respectful Departure: While we don't have a long chore list, we expect the home to be left in a respectful state. Excessive messes requiring deep cleans will result in a $100-$200 charge.

Please do not allow anyone in your party to climb on railings, bannisters, retaining walls, stairwells, decks, etc where there is a possibility of a fall. You are responsible for your party and by confirming your reservation you accept the responsibility to keep your party safe. Please notify us of any safety concerns you have upon check-in and we will be happy to have those items addressed quickly.
EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.
