Welcome to Black Butte, a guest-favorite 3BR Smoky Mountain retreat featuring a 75” 4K home theater, shuffleboard, board games, three decks, an outdoor firepit, and glow-in-the-dark yard games. Designed with modern style and family-friendly fun, this home has plush beds, upscale décor, and heated towel racks, making it the perfect home base for exploring Dollywood, Gatlinburg, and the Smoky Mountains.



The Space:

The open-concept living area invites relaxation with a leather sectional, 75” Smart TV, and premium sound system. The fully equipped kitchen features granite countertops, modern cabinetry, and everything needed for home-cooked meals. Sleeping arrangements include two queen bedrooms with memory foam mattresses and Smart TVs, plus a bunk room with a twin-over-full bed, a Smart TV, and a reading nook. Entertainment options include shuffleboard with bowling attachment, ring swing game, puzzles, and board games. Step outdoors to enjoy three private decks with seating, cornhole, horseshoes, frisbee golf with glow targets, and a cozy firepit for evening gatherings.



Guest Access:

Guests have complete access to the home with secure self-check-in through a personal smart lock code.



The Neighborhood:

Situated off Wears Valley Road, Black Butte balances quiet surroundings with quick access to Pigeon Forge and Gatlinburg. Top attractions like Dollywood, The Island, mountain coasters, and National Park trails are just a short drive away.



Getting Around:

A personal vehicle is most convenient, though local options include the Fun Time Trolley in Pigeon Forge, the free Gatlinburg Trolley, rideshare, taxi, and private shuttles.

After booking, you’ll receive an invitation to complete a quick and secure pre-arrival confirmation. This step confirms your identity and payment details. Your reservation is not fully confirmed until this is complete. For security, the door code will only be shared once your info is verified. If we need anything else (like an updated photo ID or signature), we’ll contact you directly.



Occupancy:

Maximum 7 guests. Please include all guests, no matter the age, on your reservation.



Sleeping Arrangements:

- Queen Bedroom 1 with ensuite bathroom (sleeps 2)

- Queen Bedroom 2 (sleeps 2)

- Bunk Bedroom features a Twin-over-Full bunk bed (sleeps 3)



On-Site Private Parking:

Flat parking for 4 full-size vehicles - Parking on the street is not allowed. - No RV’s, fifth wheel, gooseneck, or campers are allowed at this property.



WiFi & Entertainment:

Enjoy free, high-speed guest wireless internet for your favorite mobile devices. Smart TVs are located throughout the home. These TVs allow you to use your own streaming service login to enjoy Netflix, Hulu, Amazon, Disney+, HBO, and many more, or enjoy live channels provided at no additional cost.

Fully equipped kitchen with custom cabinets, granite counters, and modern appliances. Coffee bar with Keurig (drip and K-Cup) included.

An on-site, private washer and dryer, ironing board, and iron are available for use during your stay.

We provide travel-size shampoo, conditioner, hand soap, and a starter supply of paper towels, toilet paper, trash liners, dishwasher pods, and coffee supplies. Please bring or plan to purchase any extras you may need. Additional items can also be requested through our guest app.



Pets & Service Animals:

No animals or pets are allowed at this property, including service animals, due to the homeowner’s severe allergy to pet dander. Please contact us 72 hours prior to arrival for discounted local pet boarding options.



Smoking & Vaping:

No smoking or vaping is permitted indoors.



Guest Requirements & Security:

Primary guest must be 25+ years of age to book. Minors must be accompanied by a parent or legal guardian for the duration of the reservation. For the safety and comfort of all guests, security cameras are located at all entrances and parking areas. These are used only for security, occupancy, and no-pet policy enforcement. There are no cameras or recording devices inside the home or in private areas. The property also has environmental sensors to detect smoking, vaping, or excessive noise. Tampering with, disconnecting, or covering any camera or environmental sensor will result in immediate termination of the reservation with no refund and deposit forfeiture.



Refunds:

Our cancellation policy, as outlined on the booking site or platform, will apply to all reservations. Refunds are not issued for weather-related events or natural disasters, and all credit card processing fees will be deducted from any refund. For added peace of mind, we strongly recommend purchasing travel insurance, which is available during the check-in process.
