Direct waterfront renovated cottage.

  • Newly renovated cottage. Direct waterfront home in Madison’s most desirable waterfront area. Four bedrooms, 2 full and one 1/2 bath. Outdoor private shower. Sleeps 7. Walk to the Madison beach hotel and into town (restaurants, shops, grocery store, cvs, starbucks) or along Madison’s beautiful coastline. Bike to hammonaset state park along the green mile trail. Beautiful green lawn from your deck to the Long Island sound. At low tide, there is sand between our seawall and rock outcroppings where you can walk & put a chair & enjoy the sunshine. There also is a sandy beach (regardless of the tide) approximately 6 homes away that you can use. See photos. There is room for 6 cars to park on rock driveway. Enjoy all Madison has to offer from the best view in town. Short walk to Madison Beach Hotel for outdoor/indoor dining , spa and entertainment. Also, a short walk to Madison Beach Club and Madison Country Club which are for members only.

    Air conditioning units in June, July & August. One ac unit is based for family room and dining room. All three upstairs bedrooms have ceiling fans and will have individual AC units. There is no heat in the cottage. April & October can be chili, but beautiful! There is a wall heater that heats the family room and dining area.

I’ve stayed at several Madison Middle Beach Rd summer rentals over the past decade but this is the first one directly on the water. That feature alone made it the best. Unfortunately, the cottage only accommodates 7 people so some of my family stayed at other overnight facilities and joined us in daytime. We were disappointed that our mid-June week did not include any window air conditioners and there were two very uncomfortable days. Several windows and/or screens were broken, so airflow could have been better (seems like an easy fix for the owner). The waterfront location could not have been better with easy access to sandy beach and rocks, 2 minute walk to West Wharf Beach and great kayaking. I hope to return.

Great old house in a prime location. I definitely would stay here again. Bryan was very responsive. The house was very comfortable and the porch was amazing.

Beautiful property with direct access to the Long Island Sound. Stunning views at low tide when tidal pools around boulder rocks are exposed. We had fun finding hermit crabs, prawns, and snails. We enjoying going to Hammonasset Beach State Park which is a short drive away. Quaint town and lovely neighborhood. The owner is very responsive.

We could not have had a better week!!! The cottage was quite possibly the best we’ve ever stayed in. So clean and had everything we could need. Even on the warmer days we were never uncomfortable, it gets a great breeze! The porch is heavenly, as is the view from the upstairs master. Our boys had a blast exploring the rocks and tide pools and our baby girl was content to play on the sand or the beautiful lawn. Just a short walk to the park and Surf Club which we did everyday and great restaurants so close as well. Hosts were super great and so kind, even offered to come bring the barrels to the street for us on garbage pickup day. We had so much fun and made the best memories! Been staying in Madison for decades and we hope this can be our new go to cottage for many years to come!! Love, the Franzosas

We had a fantastic time at this gem of a home. Everything you could ask for in a say at the beach. Well kept, clean, and private. Walk to several restaurants or Madison town center. Easy drives to other locations. Renee and Bryan were incredible communicators and very responsive.

Great location and the house is nicely modeled on the inside. Good bathroom space. Kitchen well appointed. Appreciative of the portable a/c units while we were there.

Nice relaxing stay

Great long weekend with the family - walking distance to the downtown and restaurants. Property sits among multi million dollar homes. A simple, un-cluttered, cottage type house. Cozy!

Beach getaway

All three generations thoroughly enjoyed our time here. Having grown up in Madison, it was fun to stay in one of the original beachhouses I remember from my childhood, and to show my grandchildren around town. The kids particularly loved swimming and exploring the rocks and tidal pools - just as my siblings and I did so many years ago!

Madison beach cottage

Wonderful beach cottage. Close to Madison Beach hotel. Had everything you need for a stay with family. Window ac’s upstairs were great for sleeping. Sip your morning coffee and admire the view!

Wonderful craftsman cottage on the water

This house is located right on the water, nestled between two larger houses. There are three bedrooms on the second floor with the master directly overlooking the ocean. We stayed on one of the hottest weeks this year so the air conditioners worked overtime and despite fans, the house was toasty during the day. The owners were very responsive to Al of our questions and came over when we had any questions. We look forward to staying here again in the future.
