This versatile multi-sport setup comes ready to play with a roll-away pickleball net, badminton net, basketball hoop, and a foldable gaga ball court, perfect for everyone from pickleball enthusiasts to kids burning off endless energy. A small bocce ball court in the yard rounds out the lineup for laid-back afternoons and sunset matches. Whether you're chasing the championship title or just laughing it up with your crew, the Sport Court is where Marathon Ranch memories are made.

Our house is known as a “barndominium”. In fact, it’s been featured in many barndominium publications (yes, that’s a thing!) because of its uniqueness and beauty. The property offers a total of 4 bedrooms, 2 lofts, 2 bathrooms, an industrial-style house with modern appliances, and a kitchen with all the supplies to cook for large (or small) groups.

THE PROPERTY:

Land: Roughly 20 secluded acres. You’re welcome to walk around the trails. Occasionally, you might see cows, deer, and other wildlife on the property.

Parking: Lots of parking outside the house.

Views: Property overlooks Enchanted State Park. Breathtaking during sunsets and sunrises.

Fire pit: Very fun to use! Please bring your own firewood supplies and be mindful of burn bans.

Running: We’re big runners! Running on the property is fun and relaxing! Take advantage!

Marathon Ranch is located ~20 minutes from downtown Fredericksburg and only about 5 miles from Enchanted State Park. Please purchase Enchanted Rock tickets before you go!

Enjoy Fredericksburg’s historic downtown. Take in the German heritage by visiting the Pioneer Museum, sip some wine at the local wineries, shop along Main Street, explore Lyndon B Johnson State Park, pick peaches at an orchard, and so much more!

Getting Around:

We recommend bringing your own vehicle, as it's the most convenient way to explore the countryside.

Other Things to Note:

Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

House Rules:

- Primary guest must be at least 21 years old and present for the entire reservation.

- Quiet hours are from 10 PM - 7 AM

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.

Fire and Safety Precautions:

- Smoking is not allowed.

- Fireworks are not allowed.

- No shooting firearms or weaponry on property.

- Some cattle sometimes roam the property, as well as lots of deer. The cows are friendly, and the deer are beautiful - but please leave them alone.

- There is a small fire pit on site. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.

Pet Policy:

- Pets are not allowed.

Pool and Hot Tub Rules:

- Please note this property has an unsupervised water feature. There is no lifeguard on duty. Swim at your own risk.

- The Cowboy pool is not heated.

- Please do not bring glass into the Cowboy Pool and spa area. Fees may apply if glass is found.

- Please do not leave children unattended in the pool, hot tub, or wandering around the property.

HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

Trash Instructions:

- Please throw all trash bags into the dumpster when you leave, which is outside behind the white building.

Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. This property has roughly 20 secluded acres. You’re welcome to walk around the trails. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.

As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
