Beautiful hotel. Needs maintenance. Nice rooms and helpful staff.
Unique. A real taste of history combined with modern decor. Outstanding food, possibly the best breakfast I’ve had. Friendly and accommodating staff. A highly recommended stay.
Nice size room. Great location to catch a bus to old Edinburgh. Nice bar/lounge area. Enjoyed our stay!

Property is dated. Our room had peeling wallpaper and the mattress was really soft.
Bar staff was very friendly and amenities were clean with an excellent array of drinks.
Generally okay a Fan in the room would have been great for the hot evenings as no air con, and breakfast could have been fresher and replenished more often.
Lee- Anne, Anjuli and Nisha made the entire four day stay truly memorable. They offered incredible service and were extremely kind and helpful. We loved the location, just out of the way of Old Town but close enough to all the sights by bus (right outside the hotel). We especially enjoyed the dinner menu as it catered perfectly to vegetarians with a great selection of vegan meals as well. Our room had a lovely view and we had a wonderful experience.
Not a good hotel. I could feel every spring in the bed digging into me while lying down. The whole place has old carpet which looks to be a few decades old and doesn’t seem too clean. It smells a little - not sure exactly of what but I would say “stuffy”. The bathrooms look like they have been remodeled sometime in the last decade but perhaps was done by an inexperienced contractor. No air conditioning. The redeeming factor and why I gave it two stars instead of one was the staff: very pleasant and helpful when asked.
Staff are all excellent here . Unfortunately my room on this occasion was not so good . I’ve stayed here before many times & it’s usually very good but I was disappointed this time
Staff were friendly, helpful and attentive, lovely breakfast with lots of choice. Comfortable bed with lovely views. Perfectly located for buses into the city (about 20 mins away). Local independent shops worth a visit too.
The room was spotless but badly in need of the refurbishment the hotel is currently undergoing.
Accessible rooms are available, but no lift.
Look forward to returning..

I liked the restaurant/bar area with lovely views over Edinburgh. Free parking is great and a great bust service to most places. A nice walk into the centre and The Castle. 20 mins walk to Morningside/Bruntsfield where there are lovely places to eat, have coffee/cocktails.
Downside are the rooms, which are very tired and in need of renovation. I believe this is going to happen.
Grand old building
I have stayed here a number of times and wouldn't hesitate to go back. Comfortable rooms and friendly staff. Many of the rooms have stunning views over Edinburgh.
