When negotiating a weekly rate I said the price was higher than the competitor and the front desk girl made a gesture with her hand to show me the door and then ignored me without saying a word and looked to the next customer and rudely dismissed me as the manager watched all this happen and said nothing. I've been traveling in southeast Asia for 6 years and I've stayed at over 100 hotels. This is the most rude experience I've ever had. They have nice rooms but i think the management and owner likely has a hostile attitude towards customers.
Overall rate is only acceptable due to the nightly price was very good. However its very noisy at night, the noise from the corridor or other rooms come into our room.
This is a very new hotel right next to a huge mall, about 8 stories all together I think.
Grab taxi is always within 2 minutes for pickup.
it is about 100BT to the center of Chiang Mai.
I rented 3 rooms for 2 nights and will always stay at this hotel from now on.
To no fault of the hotel, I would ask them for a room on the mall side because it is so quiet. If you stay on lower floors on the other side there is a dog breeding farm and if a cold night the dogs wake up early and bark. This is Thailand so it is hard for them to deal with the problem as anyone that has spent a lot of time in Thailand will understand.
If not for the dogs the first morning for my room only I would give this place 100% anywhere in the world. I will give them 99%.
Safety is not a concern as they do have 24 hour inside and outside.
This is a good hotel if you just want to be next to the Central Festival shopping mall, otherwise there is nothing around. Although, the mall has a limited free shuttle van that can get you around.
The hotel is new and clean but has no lobby or amenities other than free wifi. No pool, restaurants, shops etc.
THIS IS MY HOME IN CM. SUPERB STAFF. GREAT ENGLISH. GREAT OFFICE AND KNOW HOW TO USE IT. SUPERB SOUND PROOFING WITH THE MONEY I SAVE I CAN TAKE 2-3-4 Bt 200 TAXI. TUK TUK MORE EXPENSIVE. I HAVE TRIED 50 HOTELS IN CM OVER 30 YEARS - NONE BETTER. CENTRAL FESTIVAL NEXT DOOR FOR ANYTHING YOU WANT.

Liked it last week, LOVE it this week. 31 years of Thai visits, 6+ years in CM. Best small hotel. GREAT STAFF, so kind, so helpful w/ excellent English skills. Today I had problems with United Airline + American doctors. The staff phoned and faxed and emailed for me and all was fixed in a few hours for nothing but $8 and that much in tips. I can't say enough. Great location, easy in and easy out. Security is a few layers think, no worries. Quiet due to excellent sound proofing. I won't bother to go elsewhere in CM
I was switched to this hotel from another one their other properties without being told. Needless to say I was pretty upset when I checked in. This hotel is right next door to a brand new mall and nothing else. After 10pm everything else around this hotel is closed. Nothing to do whatsoever. It's a good 10 to 15 minutes outside of town. Uber is in Chiang Mai now so that made my stay manageable. This hotel is brand new and very clean. The staff was very helpful with what they could help at. The room was very clean and the shower was the best I've ever had in any hotel I've ever stayed at. The bed was rock hard. I didn't sleep good any of the nights I stayed there. The tap water is unsafe to drink. They give you 2 bottles of water to drink but once those are gone you better have more and got better have more before 10pm or else you will need to take a ride to get some. In a few years there might be more to do around this hotel but I would still rather stay near the center of town so I can just walk around. If you plan to do the waking streets and eat street food, pick a different hotel.
Best small hotel in CM = great value --- tiny issue= slippery shower floor - a liitle soap on your feet and you'll hit the ground - FIX - lay your bath towel on the floor = when wet = it won't slip = beats a broken anything
Would have been nice to know that there is construction right beside the hotel. Loud.. combine that with the aito repair shop and you will not be sleeping in past 6am.
Do not confuse this with the other nap on fest.. its 15 min from anything good. Staff were not really helpful. Place was clean inside and the rooms were nice but I would never go back or reccomend.
Best small hotel in Chiang Mai, EXCELLENT ALL. 31 years coming to Thailand and this is the best value in Thailand. I can't say enough. Cheaper rooms =Standard cheaper rooms are the best = Expensive rooms have the air-con in the wrong place = poor sleep as air blows on your face = annoying.
QUIET + Safe and next door to Central shopping for great cheap food. Central first floor has all I need. 150 meter walk. The rest is stupid expensive = not my style. HOTEL has amazing sound proof exterior doors and windows. A little balcony just right for a smoke or wash clothes etc. Staff great. SECURITY 110% = no worries. Standard= cheapest rooms are better than expensive = Air con is in the wrong place in expensive rooms and blows on your head = no sleep for me. Changed rooms to standard and slept like a baby. You should have a car or bike and in and out is so easy. I'LL BE BACK. (NOTE: I am very hard to please) 31 years coming to Chiang Mai and I know all the dumps.
